What Kamala is known for

Kamala is the transition between the quiet north and touristy Patong: a wide family bay, a village rhythm in the centre and the Millionaires’ Mile on the southern slopes — a coastal road with some of Asia’s most expensive villas and branded residences. Café del Mar runs here and the MontAzure cluster grew here too. People choose Kamala for balance: a calm beach with all of Patong’s infrastructure 10 minutes away.

Kamala beach is about 2 km of soft sand with a gentle entry; to the north lies quiet Laem Sing cove (reachable by water or trail). The sea is calm November–April; low season brings waves — swimmers head to sheltered beaches. Patong and Surin are 10 minutes in either direction.

What Patong is known for

Patong is the centre of Phuket’s tourist life, holding the island’s largest share of hotel stock and nightlife. Bangla Road, the Jungceylon mall, hundreds of restaurants and massage parlours — all walkable from the beach. For investors it is the market with maximum tenant traffic and maximum competition: the specific building’s location and management quality decide everything.

Patong beach is almost 3 km of sand with full resort infrastructure: loungers, water sports, lifeguards. Swimming is comfortable in high season; flags operate in low season. For quiet, use the neighbouring coves: Paradise Beach and Tri Trang to the south, Kamala over the hill to the north.

Rental demand

Kamala draws a family and mature audience, winterers and branded-residence guests. Peak is November–April; beachside and bay-view units hold above-average rates. Patong next door widens the short-stay tenant pool without its noise.

The deepest, least seasonal tenant flow on the island: tourists, events traffic, long weekends from across Asia. Well-managed units near the beach hold 80%+ occupancy in season and meaningful low-season flow. The flip side is competition and wear: budget an interior refresh every 5–7 years.
