What Nai Yang is known for

Nai Yang is a beach village at the southern edge of Sirinat National Park: fishing boats, beach restaurants on the sand, a kilometre of casuarinas instead of a promenade. There is no resort showcase — by design. Yet the airport is 10 minutes away, and new condo projects are rising along the beach road at prices well below Bang Tao.

Beaches

Nai Yang beach is a long tree-shaded arc with a reef 50 metres offshore: high-season snorkelling straight off the beach. Waves are rare — the reef shelters the bay. North lies wild Mai Khao; south, past the cape, Nai Thon. Part of the beach is national-park territory with a token entrance fee.

Infrastructure nearby
  • Beach restaurants and seafood right on the sand
  • HKT airport — 10 minutes (handy for frequent flyers)
  • Sirinat National Park HQ and the turtle centre
  • Nai Yang mini-marts and local market
  • Robinson Thalang and Makro — 15 minutes
  • Blue Canyon Country Club — golf 10 minutes away
Property in Nai Yang

Nai Yang is an early-cycle market: beachside new-builds start from ~4.8M THB (~$144k) — prices long gone from the Bang Tao beaches. Growth drivers: the airport, the national park (supply cap) and the overheating of southern areas. The risk: resort infrastructure develops slower than prices — buy with a 3–5 year horizon.

Rental demand

A mix of audiences: transit guests and crews (the airport), winterers hunting the affordable north, golf-club visitors. Rates are below Bang Tao, but unit entry costs 1.5–2× less — the unit economics balance out through the purchase price.

Nai Yang FAQ

Can you hear the planes in Nai Yang?

The runway is beyond the cape to the north; planes do not pass over the beach itself. The noise is occasional and far weaker than people expect — the area remains one of the island’s quietest.

How much does property in Nai Yang cost?

New-builds from ~4.8M THB (~$144,000), e.g. The Title Halo 1. Houses and villas inland from ~$250,000. Some of the lowest near-beach prices in Phuket.

What about infrastructure?

The basics are here: restaurants, mini-marts, a market; malls are in Thalang (15 min). The area is in its growth phase: infrastructure is catching up with construction — that is both the upside and the constraint.

Who is Nai Yang for?

Early-cycle investors and frequent flyers. For a ready-made resort environment today, look at Bang Tao and Layan instead.
