Panwa (Cape Panwa)

A quiet cape in the southeast: a wave-sheltered bay, views over the gulf and Koh Lone — the side of the island for people who live here, not holiday here.

What Panwa is known for

Cape Panwa is Phuket’s southeastern tip: hills over a sheltered bay, the island aquarium at the point and Sri Panwa — one of Asia’s most famous luxury resorts — on the summit. There is no tourist conveyor: the area is chosen by expats working in Phuket Town, families and boat owners. The east side offers what the west cannot — calm water year-round and sunrise views over the gulf.

Beaches

Ao Yon is the cape’s main swimming bay: soft sand, wave-free water behind a screen of islands, local restaurants. Nearby are Khao Khad with its viewpoint and the resort beaches. In low season, when the west coast is rough, it stays calm here — which is why families with kids and SUP riders love Panwa.

Property on Panwa

A boutique market: view condos on the slopes with gulf panoramas, a few resort residences and waterfront villas. Large new launches are rare — terrain and the area’s character limit construction. Condos start around $120–180K, view units from ~$250K, villas from ~$700K. We’ll send the current shortlist on request.

Rental demand

The audience is expats working in town, yacht owners and luxury-resort guests. Long-term rental anchors the market: steady occupancy without seasonal dips. The short-term segment is smaller than the west coast’s — but supply is minimal, so view units do not sit empty.

Panwa FAQ

Can you swim at Panwa year-round?

Yes — that is the southeast’s trump card: the bay is screened by islands and waves are rare even in low season, when the west coast is rough. Calm water, gentle entry.

How much does Panwa property cost?

Condos from ~$120–180K, view units on the slopes from ~$250K, villas and resort residences from ~$700K upwards. Supply is boutique — good lots need catching.

How far are infrastructure and the west-coast beaches?

Phuket Town is 10–15 minutes, Central and the hospitals 15–20. The west-coast beaches (Kata, Karon) are 30–40 minutes. Your own Ao Yon bay is 5 minutes away.

Who is Panwa for?

Permanent residents: people working in town, families, boat owners and anyone who values quiet with a water view. It is not built for noisy nightly rentals — and that is its value.
