Character
What Ko Kaew is known for

Ko Kaew is Phuket’s eastern marina belt between Phuket Town and Thalang: home to the island’s two main yacht harbours — Boat Lagoon with its service yard and Royal Phuket Marina with waterfront apartments. Next door is the British International School (BISP), which is why families with school-age kids choose the area. The shore itself is shallow and non-swimmable, but boats head straight out into Phang Nga Bay towards Ao Po and the islands.

Beaches

There are no swimming beaches in Ko Kaew — the east shore here is mangrove and shallows. The nearest swimming is Ao Yon and the Panwa beaches (20–25 minutes) or the west coast (30–40 minutes). The compensation is boating life: from the marinas the Phang Nga Bay islands and their beaches are 30–40 minutes away.

Property in Ko Kaew

A two-audience market: marina residences on the water (Royal Phuket Marina) and family condos/villas near BISP — from ~$100–150K for condos to $1M+ for townhouses by the berths. Liquidity rests on two constants — the school and the yacht harbours — and both audiences rent and buy year-round.

Rental demand

The core is BISP families (a school year means long contracts) and yacht owners and crews. Seasonality is weaker than in beach areas: demand follows the school and marinas, not the weather. Waterfront units with canal views hold a premium over the area’s average.

Ko Kaew FAQ

Is there a beach in Ko Kaew?

No — the shore is mangrove and shallow. People drive to Panwa (20–25 minutes) or the west coast to swim. The area is chosen for the marinas, BISP and town access, not the beach.

How much does Ko Kaew property cost?

Condos from ~$100–150K; townhouses and marina residences from ~$300K to $1M+. Units with a berth or canal view top the market.

Who is Ko Kaew for?

BISP families, yacht owners and people working in town. For investors — long school-driven contracts with minimal vacancy.

What about transport?

Thepkrasattri Road is the island’s main axis: 15 minutes to town, ~30 to the airport. Rush-hour traffic is the area’s main drawback.
