Phuket’s oldest integrated resort: an 18-hole golf course, lagoons with a boat shuttle, five hotel brands and 12 residential projects by Banyan Group — from ~$140k condos to beachfront branded villas.
Laguna Phuket is not an administrative district but a resort cluster inside Bang Tao, developed by Banyan Group (residential projects trade under Laguna Property) since the 1980s. Roughly 1,000 acres around man-made lagoons: Banyan Tree, Angsana, Cassia, Dusit Thani and Outrigger hotels, a golf course, spas, the Canal Village retail quarter and a boat shuttle between the villages. For an international investor the appeal is a 40-year track record under one developer, branded residences with hotel-run rental channels, and the widest product range on the island — from 2000s villa resales to off-plan phases completing in 2028.
The cluster’s beach is Bang Tao, 8 km of sand. But “Laguna” means depth: only Angsana Beachfront Residences and Banyan Tree Grand Residences stand on the sand itself, Laguna Beachside is 250 m back, Cassia and Skypark 650–800 m, while Angsana Villas and the Laguna Lakelands villages sit 5–7 km inland with a free resort shuttle. Distance to the water is the main price driver inside the cluster — check the pin on the map, not just the brand. Layan (5–10 minutes) and Surin are the neighbouring beaches.
Laguna’s price ladder follows its brands. Entry is the Skypark condos and the Cassia condo-hotel (~$140–172k, completed); the middle tier is Laguna Lakeside, Laguna Beachside and the first Laguna Lakelands phases ($207–375k); villas are Laguna Park and Angsana Villas (from ~$430–565k, delivered 2000–2009), Angsana residences (from ~$800k) and, at the top, Banyan Tree branded villas from ~87.8M THB. Four-bedroom demand is served by Laguna Park villas (~340 sqm), the Lakelands Waterfront villas (from ~54.8M THB, Q3 2027) and Banyan Tree Oceanfront villas (793 sqm). Villa land is typically freehold on the house plus a long leasehold on the plot; condos offer the foreign freehold quota or leasehold.

There is no single income model in Laguna — each project has its own operator. Condos and condo-hotels (Cassia, Skypark, Laguna Lakeside, Laguna Beachside) are let through Banyan Group’s hotel channels with a developer projection of ~8% a year; resort-managed villas are projected at ~5–7%. These are projections, not contracted rates: ask for the achieved occupancy of the specific building, the revenue split and the owner-use cap in the agreement. The cluster’s strength is a returning audience of golfers and hotel guests; the trade-off is CAM fees above the island average. Neighbouring Layan, by contrast, runs a single 60/40 rental pool.
ROI →Yes. In condominiums (Skypark, Cassia, Laguna Lakeside, Angsana Golf Residences Topaz) foreigners buy within the 49% freehold quota or on leasehold. For villas the resort’s standard structure is freehold title to the house plus a long leasehold on the land via an assignment agreement with renewal options. We verify the legal structure of each lot before any deposit.
Completed villas and townhouses in Laguna Park start at ~$432,512 (price list 08.2026), Angsana Villas at ~$564,795 (07.2026). Lakelands Waterfront villas start at ~54.8M THB with completion in Q3 2027. Banyan Tree Grand Residences branded villas start at ~87.8M THB, with Oceanfront villas from ~210M THB.
Yes, at three price points: Laguna Park villas with 4 bedrooms (~340 sqm, completed, resale pricing on request), Laguna Lakelands Waterfront villas with 4 bedrooms from ~54.8M THB (Q3 2027), and Banyan Tree Oceanfront villas — 4 bedrooms, 793 sqm, from ~210M THB, delivered 2024.
It is the island’s most established branded address: one developer since the 1980s, hotel-run rental channels and liquidity tied to the Banyan Group brand. The counterweights are higher CAM fees, project-by-project income models and developer projections of ~5–8% that are not contractual. It suits buyers who value a mature resort over the simplest income model.
Skypark’s Celeste phase overlooks the Laguna golf course and lakes; Laguna Park and Angsana Villas sit inside the resort with a golf shuttle; Angsana Golf Residences Topaz includes Laguna Golf Phuket membership for owners. For a true fairway view we shortlist by individual unit.
Laguna is a gated micro-market inside Bang Tao: resort perimeter, Banyan Group brand, hotel rental channels, golf and shuttle. Bang Tao outside the resort is Boat Avenue, beach clubs and more market-driven development with lower fees. Layan, 5–10 minutes north, offers new builds such as Layan Verde (from $235,995) with a single 60/40 rental pool.
Developer projections in our catalog cards: ~8% for condos and condo-hotels (Cassia, Skypark, Lakeside, Beachside), ~5–7% for villas (Angsana Villas, Laguna Park), ~6% for Angsana Golf Residences Topaz. Treat these as a starting point — actual results depend on occupancy, season and the operator agreement.
