About the project

Skypark Elara Lakelands is the first residential phase of Laguna Lakelands, Banyan Group’s new mega-project on the hills above Bang Tao: more than a million square metres of gardens, lakes and residential quarters next to their own Laguna Phuket resort. Skypark Elara itself is three low-rise, seven-storey buildings with 220 units of 1 to 3 bedrooms, 54–183 sqm, sharing a rooftop across all three: an infinity pool, a barbecue terrace, a running track and lounging areas overlooking the quarter’s future lakes.

Location and surroundings

An important location caveat: Skypark Elara sits deep inside the inland part of Lakelands, not on the beachfront. Bang Tao Beach is about 6.1 km away, roughly 10 minutes by the developer’s shuttle or by car, and HKT Airport is 20–30 minutes out. The surrounding infrastructure is currently a construction site: the quarter itself, with its seven lakes, Town Center and the remaining Lakelands phases, is being built in parallel, and early buyers are effectively financing the emergence of an area that will keep gaining infrastructure for years. On the plus side, the neighboring Laguna Phuket resort’s infrastructure is already available — a golf course, a canal network and restaurants that sit closer to Skypark Elara than to many other projects in the island’s north.

Economics and pricing

The economics here are an entry into a brand, not into a finished picture. Banyan Group has been building Laguna since the 1980s and remains one of the island’s most stable developers — from Banyan Tree and Angsana to Cassia. Skypark Elara is the most affordable condominium format inside Lakelands, far cheaper than the villas next door. At the 2024 launch the entry price was ~$253,000 for a one-bedroom unit; today, per the current listing, it starts from ~$273,200, with penthouses up to $816,000. A roughly 8% rise in under two years is a typical pattern for early entry into a large off-plan project — and also a sign that the cheapest stage has already passed. Among disclosed running costs is the CAM fee — about 46 THB/sqm per month ($1.39), competitive for projects in the Laguna corridor.

Completion dates diverge across sources: the developer cited Q4 2026 for the first three buildings at launch, while the current villacarte listing shows a more cautious horizon of end-2028. For a project of this scale, such spread is normal — but verifying the specific schedule for your building before reserving is essential. The rental model is the developer’s own management programme, targeting roughly 6% per year. That is a projection, not a guarantee: actual yield will depend on occupancy after handover, on competition inside Lakelands itself — where several more phases are being sold in parallel — and on who ends up managing the unit.

Who it fits: an investor with a multi-year horizon betting on the brand and on Laguna’s growth as a location, not on immediately finished infrastructure. Anyone who wants a beach “at the doorstep” right now is better off looking at completed projects in the same area — Angsana, Cassia, Twinpalms — or waiting for Skypark Elara’s actual handover and the first years of its rental programme.
