Phuket’s tourist capital: 3 km of beach, Bangla Road, shopping malls and the island’s largest short-term rental market.
Patong is the centre of Phuket’s tourist life, holding the island’s largest share of hotel stock and nightlife. Bangla Road, the Jungceylon mall, hundreds of restaurants and massage parlours — all walkable from the beach. For investors it is the market with maximum tenant traffic and maximum competition: the specific building’s location and management quality decide everything.
Patong beach is almost 3 km of sand with full resort infrastructure: loungers, water sports, lifeguards. Swimming is comfortable in high season; flags operate in low season. For quiet, use the neighbouring coves: Paradise Beach and Tri Trang to the south, Kamala over the hill to the north.
Patong is a rental-condo market: studios and one-bedrooms from ~$110–130k in hotel-managed projects. Land is expensive; villas are scarce. The area’s golden rule is to underwrite unit economics, not average prices: two neighbouring buildings can differ twofold in occupancy. We are adding the area’s project pages to the catalog — ask for a shortlist.

The deepest, least seasonal tenant flow on the island: tourists, events traffic, long weekends from across Asia. Well-managed units near the beach hold 80%+ occupancy in season and meaningful low-season flow. The flip side is competition and wear: budget an interior refresh every 5–7 years.
ROI →No: the loud cluster sits around Bangla Road. The area’s northern and southern parts are ordinary residential blocks and quiet coves. Still, buy with a clear map of the noise.
Studios from ~$110,000–130,000; sea-view units from ~$200,000. Premium new-builds are rare — the stock is mostly mid-class with hotel management.
With the right location and management — 7–9% net on short-term rentals. The key risk is inflated “guaranteed yield” promises: verify the building’s actual occupancy.
Investors chasing pure rental returns with maximum traffic. For their own living, families usually choose Kamala, Bang Tao or the island’s south.
