What Kata is known for

Kata is a compact resort village around two bays: the main Kata and intimate Kata Noi behind the cape. In summer it is the island’s main surf spot; in winter, a calm family sea. The village packs walkable infrastructure — restaurants, cafés, small hotels. Up the slope sit view condos and villas with Andaman panoramas and the famous three-bay viewpoint.

Beaches

Kata is about 1.5 km of sand with a gentle entry; snorkellers love the northern end by Ko Pu islet. Kata Noi is a quiet “private” bay over the hill with the Katathani hotel. In low season both bays fill with surfers: schools and rentals operate. Karon Viewpoint is 10 minutes up the road.

Property in Kata

Kata’s market is hillside view condos (from ~$120–150k) and villas on the hills towards Nai Harn. There is no beachside land — new projects climb the slope and win with panoramas. The surf season gives Kata a rare edge: summer rental demand does not sink as deep as the island average. Ask us for a shortlist.

Rental demand

A two-season model: winter brings families and winterers, summer brings surfers and digital nomads on long stays. This smooths seasonality: annual occupancy of well-managed units beats purely “winter” areas. Units with views and walkable beach access work best.

Kata FAQ

How is Kata different from Karon?

Kata is more compact and lively: a dense village, cafés, a surf scene. Karon is space and a long beach. They are 5 minutes apart — many live in one and pick a beach to match the mood.

How much does property in Kata cost?

Condos from ~$120,000–150,000, view units from ~$200,000, hillside villas from ~$450,000. Terrain limits supply: view lots go fast.

Is it true Kata gets waves in summer?

Yes — May to October Kata is Phuket’s main surf spot: 1–2 m waves and working schools. Swim by the flags; for calm summer seas, look at the east coast.

Who is Kata for?

A younger crowd and families who want a lively resort scene without Patong; investors — for year-round letting thanks to the surf season.
