About the project

Laguna Lakeside is a compact Laguna-brand condo phase by one of the artificial lakes inside Laguna Phuket in Bang Tao. Phase 1 — a seven-storey building of 114 units, 1 to 3 bedrooms, 35–75 sqm — was completed in June 2024 and is already occupied; the developer is now building a second phase called Aster, with handover expected around 2028. Both phases formally sell under the same name on villacarte, but they are in fact different stages of readiness, and it is worth confirming exactly which building is meant before reserving.

Location and surroundings

Bang Tao beach is about 1.3 km from Lakeside (~3 minutes by car) — a short drive rather than a walk. The Boat Avenue retail cluster is about 0.5 km away, and HKT airport is roughly 19.4 km, about a 25–28 minute drive. International schools UWC Thailand, British International School Phuket and HeadStart are a few minutes away by car. The developer offsets the distance from the sea with lake, garden and mountain views inside the quarter and access to Laguna’s shared infrastructure — an 18-hole golf course, restaurants and the resort’s beach clubs.

Economics and pricing

The economics here are the most affordable entry into the Laguna brand among the area’s recent condo phases: from ~$206,700 for a 1-bedroom unit from 35 sqm. By comparison, the neighbouring beachfront-adjacent Laguna Beachside starts at nearly double the price — the difference comes down mainly to distance from the water.

A separate plus for buyers with a limited upfront budget is an instalment plan available during the construction of the remaining buildings. That is standard practice for the off-plan portion of large developers, though not universal — specific terms and the payment schedule should be requested against the current price list at the time of the deal.

Stage, developer and risks

An important nuance is naming overlap. Banyan Group’s portfolio simultaneously includes Laguna Lakeside (this project), Laguna Lakelands (a completely different, much larger mega-project on the hillside, a separate page in our catalog), and Laguna Lakeside Residences 2 — a sister phase with more units and a later handover. The names overlap deliberately: it is one marketing line, but three different products at different readiness stages and prices. We always confirm the exact building and phase before showing a client a price.

The rental model is a management programme targeting around 8% per year, which the developer bases on more than a decade of its own leasing experience in Laguna. This is a marketing projection, not a contractual guarantee: real yield will only become clear after a year or two of operating the completed phase, especially given that several competing phases of the same brand are launching nearby at the same time.

Who it fits: a buyer who wants to enter the Laguna brand on the smallest budget and can live without walking distance to the beach. Anyone for whom proximity to the water is critical should compare directly with Laguna Beachside or completed projects closer to the sea in the same area.
