About the project

Laguna Beachside is one of the newest residential phases of the Laguna brand inside the integrated Laguna Phuket resort in Bang Tao, a couple of hundred metres from the water. The complex is three to four low-rise five-storey buildings totalling around fifty apartments, from studios to 3-bedroom units of 59–131 sqm. Phase 1 is already completed — the developer states move-in readiness from early 2025, so this is a viewable finished product, not renderings.

Location and surroundings

Formally this is a continuation of the same story as Cassia or Skypark Elara Lakelands: Banyan Group (the Laguna Property entity) has been adding new residential phases to its resort for more than forty years. The difference is location within the Laguna estate. Laguna Beachside sits closer to the sea than any recent phase: about 250 metres from Bang Tao beach, versus ~650 m for Cassia and several kilometres with no direct beach access at all for Skypark Elara. That proximity comes at a price — entry starts from ~$374,400, and the price per sqm here is noticeably higher than at brand siblings further from the shore.

The surrounding infrastructure is Laguna’s standard set: a gated, guarded perimeter, a golf course, resort restaurants, beach clubs, international schools nearby. None of this is being built from scratch — a buyer enters an already-operating ecosystem rather than financing its early years, unlike newer Lakelands phases set back from the water.

Economics and pricing

A separate economic detail is the three finish packages: a basic shell (walls, floors, plumbing), a furnished package (appliances and furniture), and a full turnkey option. The “from” starting price refers to the minimum package and the smallest unit — the final cost of a specific listing can differ substantially, and this is worth confirming before reservation, not after.

The rental model is a developer programme targeting around 8% per year, available in a self-managed or agency-managed format. Like any developer projection, it is not a contractual guarantee: actual yield will depend on occupancy not just at this building but across the growing Laguna residential stock, where several phases in a similar budget are selling in parallel. The project is small — around fifty units in three to four buildings — so there is not yet much independent resale history to draw on: comparing yield will mean looking at older neighbouring brands like Cassia rather than Laguna Beachside itself.

Stage, developer and risks

Who it fits: a buyer for whom walking distance to the beach and the status of a recently completed rather than under-construction product matter more than price per sqm. Anyone willing to trade proximity to the water for a more affordable entry into the same brand should compare with Cassia or Skypark Elara a couple of kilometres away.
