Three reasons. Ownership: freehold within the foreign quota is registered directly in the buyer’s name — the only format of full ownership with no legal structures. Threshold: entry costs are well below villas, and resale liquidity is higher because the buyer pool is wider. Yield: most new complexes run a rental program or pool, so the unit earns without your involvement.
The south (Rawai, Chalong) and the airport area (Nai Yang) offer the most accessible entry: large condo projects start from ~$100–150K. The west coast (Kamala, Bang Tao, Layan) is the premium tier: entry from ~$170–400K, luxury sea-view residences from ~$600K and up. The rule is simple: the closer to the sea and the west, the pricier the square metre — and the steadier the rental demand.
Some catalog projects are condo-hotels: the unit works in a hotel pool — more passive and often higher yield, but with limits on personal stays. A pure condominium means full freedom of use, but you arrange rentals yourself or via a management company. Foreigners may own up to 49% of a Thai condominium’s area freehold — that share is the foreign quota. A quota unit is titled fully in your name and resells at a premium over thai-quota or leasehold units. Verifying the quota is the first due-diligence step in any condo purchase.
