The main risk of a view unit is future construction in front of your windows. Check not the current view but the zoning of the land between your building and the sea: the area’s height limits, who owns the plots, what is filed for construction. On the slopes of Kamala, Karon and Rawai, terrain protects the view better than any promise — a unit higher up the hill cannot be built out.
In a typical project the view premium grows 1–3% per floor, corner panoramic units price above linear ones, and a full water view versus a side view is a difference measured in tens of percent. The resale rule: buy the best view your budget carries — on the secondary market the view premium recovers faster than the size premium.
A sea-view photo is what wins the click in a rental listing. View units hold rates 15–30% higher and book more consistently in high season. In rental-pool projects the view premium gets diluted by the common pot — if you are buying for the pool, overpaying for the best view in the building makes less sense.
View units in new projects start around $150–200K in emerging areas and $250–400K in established ones. The premium over an identical unit without the view is typically 20–40%.
There are no guarantees — there are zoning and terrain. The safest views are from slopes and high floors near the sea: physically hard to block. We assess view risk for every project in its card.
If you must choose one — beach proximity gives steadier occupancy, the view gives a higher rate. The ideal is a view unit within walking distance of the beach; such projects exist in this collection, but they are few and go first.
