Walkability to the beach is the renter’s number-one filter: on Airbnb, “beachfront” and “5 minutes to the beach” convert faster than any other feature. In the heat, 500 metres is precisely the limit of a comfortable walk with kids and towels. Beyond a kilometre the guest is already pricing in a scooter or car — and that is a different nightly rate.
New projects by the water launch where beaches are less “developed”: Nai Yang and Nai Thon in the northwest, Rawai and Cape Panwa in the south. On Bang Tao and Kamala, first-line access mostly comes through established resort residences. That is the chance to buy by the sea cheaper while the area’s infrastructure catches up.
Three things: the actual route to the beach (500 m in a straight line can be a kilometre by road — we publish real routes), the beach’s character in low season (waves and seaweed on the west coast from May to October), and the insurance/structure of ground floors. And remember: a sea view and sea proximity are different things with different price tags.
Condos within walking distance of a beach start around $120–150K in emerging areas (Nai Yang, Nai Thon, Rawai) and $250–400K on established beaches. Villas by the sea run from ~$500K to $10M+ on classic beachfront.
Generally yes: beach walkability lifts both the rate and occupancy. But the beach itself matters — next to a “seasonal” wild beach summer occupancy dips harder than by a beach with year-round infrastructure.
Modern projects are built to setback rules and standards; salt and humidity are a matter of façade and equipment maintenance handled by the management company. Check the CAM fee and the quality of management — that matters more than metres to the water.
