Poetry Villas is an intimate enclave of just 17 villas 300 meters from Bang Tao beach, on Phuket’s northwest coast: 3-bedroom homes of 529–561 sqm on large 600–809 sqm plots, in two designs — Onyx and Pearl. Entry starts from ~$1,794,284.

Location and surroundings

Bang Tao is one of the west coast’s most amenity-dense zones: the Laguna Phuket resort cluster is nearby (~5 minutes by car), along with Boat Avenue shopping street and Blue Tree water park (~10 minutes). Yet Poetry Villas sits just 300 meters, about a 4-minute walk, from the beach — an unusual combination in this district, where walkable sea access is usually reserved for condominiums or the priciest beachfront residences. Plots of 600 to 809 sqm for a 3-bedroom villa are also an unusually generous size this close to the beach. In the same Bang Tao price bracket, our catalog also has Botanica Luxury Villas Phase III (from ~$1.79M) — an almost identical entry point from a developer with a multi-year villa track record — and the more affordable Erawana Grand (from ~$1.46M) near Laguna Golf Course.

Economics and pricing

Entry into the project starts from ~$1,794,284 for a 3-bedroom villa in one of two designs — Onyx or Pearl — with a 529–561 sqm house on a 600–809 sqm plot. The developer doesn’t publish a separate price per design; based on public data, both appear to sell in the same price band, with the difference likely in interior finish rather than floor area. For comparison, neighboring Botanica Luxury Villas Phase III sits at the same entry level, but the Botanica brand has a far longer history of delivered villa projects on the island. Poetry Villas’ developer forecasts around 6% annual rental yield, typical for the market, but the project has no confirmed occupancy history yet — it’s still under construction.

Stage, developer and risks

Pattara House and Property Co., Ltd. states construction will finish by March 2027 — roughly a year and a half out from now. We found no public portfolio of other delivered projects by the company, so Poetry Villas is essentially the only project by which to judge this developer’s construction pace and delivery quality. That sets it apart from neighboring Botanica Luxury Villas Phase III, where a similar price is backed by a brand with 10+ years of history and dozens of delivered phases on the island. For a buyer, that means a higher degree of uncertainty: off-plan timelines on Phuket often slip, and a developer without a long portfolio has fewer reputational incentives to hit its originally stated schedule. The CAM fee and the exact freehold/leasehold structure per villa aren’t disclosed in public sources.

Who it suits: a buyer for whom genuine walking distance to the beach and a large private plot in Bang Tao matter more than a specific developer’s long track record. Buyers who want to lean on a brand’s delivery history and large portfolio at the same price point should look at neighboring Botanica Luxury Villas Phase III.
