The standard schedule: 30–50% in the first months (booking + contract), the balance in stages until handover. Price growth between phases is real (developers raise the list as construction progresses), but “guaranteed +30% by completion” is marketing: the net upside depends on the area, the project’s quality and how many neighbouring units hit resale at the same time as yours.
We look at three things: the developer’s track record (delivered phases matter more than renders), the plot’s legal cleanliness (chanote title, EIA approval) and honest unit economics — price per square metre against the area’s completed comparables. Projects whose investment math rests solely on promised yields either do not enter the catalog or enter with a direct warning in the review.
Until handover the buyer pays per schedule and spends nothing on upkeep — fees start at acceptance. Budget 1–3 months for furnishing and rental launch after the building completes: a new project’s occupancy ramps up gradually over the first seasons while listings gather reviews. That is a normal cycle, not a project problem.
First phases typically launch 15–30% below the price of a completed comparable; by handover the developer raises the list in several steps. The exact delta varies by project — the cards show the current price and stage.
There are no absolute guarantees — there is risk reduction: a developer with delivered phases, titled land, EIA permits, escrow or stage payments tied to construction progress. We verify all of these and state them in the project review.
Yes — contract assignment before handover is standard practice; the developer’s transfer fee is usually 50–100K baht. Real demand for assignments exists in liquid projects — one more argument for choosing the strongest project, not the cheapest.
