That’s not first line to either beach, but it gives buyers access to two distinct locations at once — Bang Tao’s developed resort infrastructure of restaurants and bars, and the calmer, more family-oriented Surin.
Entry economics start from ~$139,290 for a one-bedroom unit of 30–35 sqm, with two-bedroom formats (48–65 sqm) available on request. For a buyer, that mainly translates into national-scale corporate reliability — something smaller local developers with one or two projects to their name often can’t match. The project is still under construction, with handover due in November 2027 — that makes it off-plan: the unit can’t be inspected in person until construction finishes, and the purchase relies on trust in the developer’s schedule. As a large public company, Sansiri carries higher reputational risk from missing deadlines than a small local developer, but that doesn’t remove the need to track actual construction progress as the delivery date approaches. CAM fee and sinking fund figures are not disclosed by any source we checked. The projected rental yield is around 7% per year; like any projection, it’s not a contractual guarantee but a benchmark that depends on future demand in the area.
Who it fits: a buyer for whom brand reliability and the developer’s corporate reputation matter more than the lowest possible entry price, and who is willing to wait for delivery through late 2027 in exchange for access to two beaches and well-designed shared infrastructure. Buyers wanting a finished asset right now should compare with completed projects nearby.
