The project sits almost right on Layan beach — one of the most sought-after beach areas in the north of the island. In the same Layan area, our catalog also lists Sun Hills Layan from ~$124,800 — more affordable but noticeably farther from the water — and Layan Verde from $228,838 — a larger project with a full resort amenity package. Bellevue Beachfront sits between the two: near-beachfront proximity in a more compact complex.

Units come finished, with plumbing, built-in furniture and AC — not a “bare shell,” reducing move-in costs. The developer projects a yield around 8% per year, but that figure is a marketing estimate: it’s worth confirming the specific management program terms and actual occupancy of comparable units in the area before buying.
The developer is Bell Land Development Co., Ltd. — the company behind the Bellevue brand in the north of the island; besides this project, its portfolio includes Bellevue Lagoon in the Bang Tao Laguna area. We found no public track record of projects outside the Bellevue brand, so the developer’s history should be judged on these two developments.
