About the project

The Cape Residences is an ultra-luxury villa estate on Cape Yamu, Phuket’s east-coast peninsula overlooking Phang Nga Bay. The architecture and interiors were created by Philippe Starck and Jean-Michel Gathy — the names behind Aman Resorts, Cheval Blanc, Armani and Four Seasons. Phase 1, 30 villas, is fully built and was completed in December 2015: finished housing, not off-plan.

Location and surroundings

Cape Yamu is a quiet east-coast peninsula lined with gated villa estates overlooking the limestone islands of Phang Nga Bay, rather than beach bars and the tourist density of the west coast. The cape’s own beach is about 50 meters away — direct water access; the HKT airport is roughly 20 minutes by car, the nearest hospital (Thalang Hospital) about 9.4 km, and Finnway International School about 5 km. In our catalog, on the same cape, there’s The Bay at Cape Yamu — a more compact and accessible estate by the same developer, Campbell Kane, plus ultra-luxury villas on the Cape Panwa peninsula in a similar price bracket, such as Garden Atlas Bayview.

Economics and pricing

The entry configuration is the 4-bedroom Naam Sawan villa (1,864 sqm interior on a 4,970 sqm plot) from ~$9,015,351. The line then grows with bedroom count and plot size: the 6-bedroom Ocean’s 11 from ~$8,500,000, the 5-bedroom Chloe from ~$9,005,880, and the flagship 7-bedroom Amarapura (2,650 sqm interior, 7,300 sqm plot) from ~$16,120,239. This is the catalog’s highest price tier: for comparison, the sister estate by the same developer, The Bay at Cape Yamu, starts from ~$2.2M with villas roughly half the size — The Cape Residences sells plot scale, privacy and signature architecture rather than an accessible entry price.

Villacarte cites a projected rental yield of ~4% per year with a payback of roughly 18 years — an agency estimate, not a developer guarantee, and at this price tier most buyers treat the villa primarily as a lifestyle asset with an optional rental angle rather than a yield instrument.

Stage, developer and risks

The project is fully built and was completed in December 2015 — there’s no off-plan risk here, but the villas are already 10 years old, so it’s worth carefully inspecting the roof, mechanical systems and facade finish on-site, given the wear typical of a tropical, salt-air climate. The developer, Campbell Kane (Thailand) Ltd., has a public track record on Phuket limited to two projects on Cape Yamu: The Bay at Cape Yamu (2010) and The Cape Residences (2015); no separately confirmed projects beyond this cape were found, which is worth weighing when assessing the developer’s long-term track record. For us that means a thorough check of the specific villa — finish condition, title registry, maintenance history — before any deal; we’ll send the current list of available villas and viewing terms the day you reach out.

Strengths
  • A completed project — delivered back in December 2015, zero off-plan risk
  • Architecture and interiors by Philippe Starck and Jean-Michel Gathy, the names behind Aman Resorts and Cheval Blanc
  • Direct access to Cape Yamu beach and a private infinity pool at every villa
  • Only 30 villas in the phase — a boutique density rare at this location tier
Trade-offs
  • Entry from ~$9,015,351 — one of the highest in the catalog, narrowing the buyer pool
  • The villas are already 10 years old — inspect the finishes, roof and mechanical systems carefully
  • Cape Yamu is on the east coast, further from the beach clubs, schools and malls of the west coast
  • The resale market at this price tier is thin — few comparable listings, lower liquidity than mass-market resort complexes
