Layan is a quiet, green district on Phuket’s west coast, valued for privacy and gradually growing infrastructure rather than tourist density. The beach is about 700 metres on foot (~9 minutes), HKT airport is around 20 minutes by car, and Bang Tao with Laguna and the Boat Avenue retail cluster are close by. Our catalog also has Layan Green Park in the same district — another VillaCarte Group flagship, but in the format of a compact eco condo-hotel rather than a large 7.5-hectare quarter. Layan Verde bets on scale and its own “city by the sea” infrastructure rather than the lowest entry price.
The unit line-up runs from premium studios (from 36.2 sqm, from $228,838 per the 01.07.2026 price list) to ocean-view luxury residences: the luxury entry is a 100 sqm 1BR without a private pool at $660,125, followed by terrace-pool units up to 4–5 bedroom penthouses at $3.9–4.1M. Prices move with construction: studios have already climbed from the launch level of $224,776 — early entry has historically been the best deal in projects like this.
The economics revolve around the rental pool: the owner receives 60% of the pool’s net profit — roughly 8–10% net per year — while construction-stage instalments (35% or 50% down) lift the effective return on capital deployed.
Completion is set for 2028 — the project is in an active off-plan construction stage. Disclosed running costs include a CAM fee (common area) of 85 THB/sqm per month and a one-off sinking fund of 850 THB/sqm; leasehold units also carry a 1.1% registration fee every 30 years.
