Laguna Lakelands is Phuket’s largest private residential project: Banyan Group is developing over a million square metres of hills and lakes next to its Laguna Phuket resort. Five precincts — Hillside, Orchard, Forest, Lakeside and Town Center — are linked by seven lakes, with extensive internal infrastructure plus everything Laguna already offers: golf course, beach clubs, restaurants, and international schools within 10–15 minutes.
The project sits deep inside the Bang Tao district: Bang Tao Beach itself is about 6.7 km away, Layan Beach around 4.5 km, and HKT airport roughly 25 minutes by car. This is not beachfront but a resort enclave with its own internal infrastructure and access to everything already built in Laguna: Laguna Golf Phuket, the resort’s six hotels, the Canal Village retail quarter, spas and a shuttle network between precincts. The closest project by brand in our catalog is Cassia Residences, also part of Banyan Group’s Laguna portfolio, but as an already-completed condo-hotel rather than an under-construction mega-project spanning a million square metres.
For an investor this is a bet on brand and location: Bang Tao / Laguna is the island’s most liquid area, and completed waterfront villas inside Laguna already trade well above current-phase prices on the resale market. Condo entry starts at ~$253,000 (Skypark Elara, Q4 2026); waterfront villas from ~54.8M THB (Q3 2027).
Banyan Group has been building out Laguna since the 1980s — one of the longest track records on the island — and Laguna Lakelands is its largest project, at around $2 billion. Completion runs in phases over several years: Skypark Elara condos in Q4 2026, Waterfront villas in Q3 2027, with later precincts to follow. No CAM fee or sinking fund figures are publicly disclosed yet — we confirm these for the specific phase and unit.
