Location is The Aqua’s main advantage: Boat Avenue, with its cafes, supermarket and entertainment, is about 180 meters away, a 2-minute walk. Bang Tao beach is roughly 2 km away — transport is required, but all everyday amenities are within walking distance. This format suits buyers who prioritize the convenience of living here and now over a sea view from the window.
Entry into the project starts from ~$262,219 for a 1-bedroom unit. In the same Bang Tao area, the closest neighbours by price are Canvas (cheaper) and Skypark Elara Lakelands (pricier) — The Aqua occupies the middle ground, but wins through a delivered first phase and a location two steps from Boat Avenue. Pricing for 2–3 bedroom units is not publicly disclosed — available on request. The developer projects a rental yield of around 8% per year — one of the higher benchmarks among condos in the area, though this remains a marketing estimate rather than a contractual guarantee.
Phase 1 is already delivered — pure off-plan risk is lower here than for most projects at this sales stage, since part of the complex is actually built and occupied. The developer, Boat Pattana Co., Ltd., has operated on the island since 2009 and owns Boat Avenue itself — a rare case where a residential developer simultaneously manages the neighbouring commercial infrastructure, reducing the risk of a mismatch between “housing” and “services nearby.”
Who it suits: a buyer for whom walkable access to cafes, a supermarket and services matters more than direct beach access, and who values being able to see a delivered phase before buying.
