Phase 1, with 86 units across 7 floors, was completed around the turn of 2019–2020; at the time of checking the villacarte price list, only one unit remains for sale — the rest has already sold.
Rawai is a quiet southern district of Phuket without the dense resort development of Patong or Karon, popular with long-term residents and those seeking an unhurried pace of life by the sea. From the complex, the beach is about 550 meters away (roughly a 7-minute walk), and Nai Harn is about 2.8 km away. In the same area, our catalog also lists The Title Adora Rawai — a condo from the large public developer The Title, with a portfolio of about 17 projects across the island. By comparison, Calypso Garden is a smaller-scale format from a local player: fewer units, but already-established grounds and lived-in infrastructure rather than a construction site.
The only lot available right now is a 1-bedroom unit of 45 sqm at ~$166,964. For reference on the complex’s pricing scale: 2-bedroom units of 75 sqm in this line sold for $220,707, and a 2-bedroom penthouse of 116 sqm sold for $432,264 (both marked sold out — the figures are given to illustrate the range, not as a current offer). The developer has no managed rental-pool program, so we don’t provide an official yield projection — that said, the complex’s infrastructure (rooftop bar, spa, shuttle to nearby beaches) has historically been popular with short-term renters, and some owners rent out their units independently or through third-party management companies.
The CAM fee and sinking fund are not publicly disclosed by the developer — standard practice for a developer of this regional scale — but we confirm the current figures directly with the complex’s management company before a deal.
Harmony Group is a Phuket boutique condominium developer focused on the south of the island: besides Calypso Garden, the company’s portfolio includes the completed Harmony Condominium in Rawai and a few more projects totaling around 390 units. This isn’t a nationwide public company like Sansiri or Banyan Group but a regional player — the track record has to be judged on these few properties, though most of them are already completed and operating, which removes the classic off-plan risks.
The main practical point for this specific property is how close to sold out it is: if the one remaining unit sells before you reach out, the current offer in the complex may close entirely, leaving the secondary market inside Calypso Garden as the alternative.
Who it suits: a buyer looking for a finished, already-lived-in complex within walking distance of Rawai beach who isn’t set on waiting out an off-plan build. Buyers who need a choice among several units and a longer planning horizon should look at projects at an earlier sales stage.
