What Layan is known for

Layan is the northern continuation of Bang Tao beach, bordering Sirinat National Park. There are no noisy Patong-style streets here: people choose the area for quiet, greenery and premium villa neighbours. Meanwhile all of “greater” Bang Tao’s infrastructure — restaurants, Boat Avenue, Porto de Phuket, Laguna — is 10–12 minutes away. Layan is where Layan Verde is being built: a self-contained seaside quarter on 7.5 ha, 700 m from the beach.

Layan beach is the calm northern end of Bang Tao: fine sand, casuarina shade, longtail boats by the lagoon mouth. In high season the water is clear and calm; in low season it is an almost empty walking beach. Within 5–15 minutes: Bang Tao (8 km of sand), Surin and “wild” Nai Thon.

What Nai Thon is known for

Nai Thon is a small bay between hills that tourist flows never reach: one beach street, a few restaurants, the Pullman hotel on the headland. The winding road over green hills acts as a filter, keeping the beach half-empty year-round. Layan’s northern neighbour: the same Sirinat nature, but even quieter and noticeably cheaper.

Nai Thon beach is a clean kilometre of sand with clear water and snorkelling by the rocks at both ends of the bay; the northern headland hides little “secret” Banana Beach. Winter seas are calm; summer can bring waves. Few loungers, no clubs — a beach in nearly pristine condition.

Rental demand

High season (November–April) draws a family, low-key crowd: Laguna guests, golfers, winterers. Layan’s edge is the shortage of quality new units near the beach: professionally managed complexes reach 75–85% occupancy in season.

The audience is couples and winterers choosing quiet: less beach conveyor, more long bookings. Occupancy is seasonal but loyal: guests return to the same bay for years. Layan’s proximity widens the tenant pool as the neighbouring cluster grows.
