Nai Yang is a beach village at the southern edge of Sirinat National Park: fishing boats, beach restaurants on the sand, a kilometre of casuarinas instead of a promenade. There is no resort showcase — by design. Yet the airport is 10 minutes away, and new condo projects are rising along the beach road at prices well below Bang Tao.
Nai Yang beach is a long tree-shaded arc with a reef 50 metres offshore: high-season snorkelling straight off the beach. Waves are rare — the reef shelters the bay. North lies wild Mai Khao; south, past the cape, Nai Thon. Part of the beach is national-park territory with a token entrance fee.
Mai Khao is Phuket’s longest and emptiest beach: 11 km of sand north of the airport, mostly within Sirinat National Park where dense construction is prohibited. Sea turtles have nested here for decades. Along the beach runs a chain of flagship resorts (JW Marriott, Anantara, Sala) and low-rise residences. The format is an island within an island: total quiet with the airport 12 minutes away.
Mai Khao is an endless strip of sand where even in peak season you can walk a kilometre to the nearest person. The sea is deep with currents — swim carefully, by the flags. At the southern end is the famous plane-spotting point by the runway. Further south lies Nai Yang with its casuarina grove.
A mix of audiences: transit guests and crews (the airport), winterers hunting the affordable north, golf-club visitors. Rates are below Bang Tao, but unit entry costs 1.5–2× less — the unit economics balance out through the purchase price.
The audience is flagship-resort guests, transit travellers and quiet winterers. Units in resort complexes run through hotel rental programmes with stable seasonal occupancy. A bonus: the airport — crews and frequent business travellers favour the area.
