Patong is the centre of Phuket’s tourist life, holding the island’s largest share of hotel stock and nightlife. Bangla Road, the Jungceylon mall, hundreds of restaurants and massage parlours — all walkable from the beach. For investors it is the market with maximum tenant traffic and maximum competition: the specific building’s location and management quality decide everything.
Patong beach is almost 3 km of sand with full resort infrastructure: loungers, water sports, lifeguards. Swimming is comfortable in high season; flags operate in low season. For quiet, use the neighbouring coves: Paradise Beach and Tri Trang to the south, Kamala over the hill to the north.
Karon is one of Phuket’s longest beaches and the most grown-up of the southwest resorts: none of Patong’s nightlife frenzy, yet full resort infrastructure — restaurants, a temple market and the roundabout with its famous statues. The sand is so fine it “sings” underfoot. The audience is families and European winterers who return year after year.
Karon beach is 3.4 km of wide white sand with space even at peak season. The water deepens quickly; low season can bring strong waves — watch the flags. Five minutes away are Kata and Kata Noi; a little further, Karon Viewpoint with its postcard view of three bays.
The deepest, least seasonal tenant flow on the island: tourists, events traffic, long weekends from across Asia. Well-managed units near the beach hold 80%+ occupancy in season and meaningful low-season flow. The flip side is competition and wear: budget an interior refresh every 5–7 years.
The core is family European tourism and winterers staying 1–3 months: less one-night traffic than Patong, longer average stays. View condos and units within a 5-minute walk of the beach show the best unit economics.
