Thai-Balinese villas along canals and lakes in the Nai Harn Baan-Bua quarter
Baan Pratum is the earliest phase of the large Nai Harn Baan-Bua quarter in south Phuket, built around a “Canal Village” concept: single-storey villas of 268-460 sqm with garden, pool, canal or mountain views, in Thai-Balinese architecture with a tropical garden at every home. The first phase was completed in October 2007.
Nai Harn Baan-Bua sits in the south of the island near Nai Harn beach, a lake and a casuarina grove — a quiet area with basic infrastructure within walking distance of the residential blocks. The beach is about 3.2 km away (roughly a 7-minute drive), and HKT airport is about 48 km away (~1 hour). In the same quarter, our catalog also lists the later phases Baan Boondharik I, Baan Boondharik II and Baan Bua Phase II from the same developer.
Entry from ~$995,248 is comparable to other phases in the quarter, but Baan Pratum stands out for its architectural concept: villas sit along a network of canals and lakes rather than in a typical row, as in the newer series. It’s also one of the rare cases for a villa complex of this age where the CAM fee is publicly known: around 5,000 THB per month, or roughly 7.7 THB per sqm of built-up area. The forecast yield is stated at around 5% per year — a mid-range figure for the quarter, between Baan Boondharik II (~4%) and Baan Bua Phase II (~5%).
The developer is the same All About Residence Co., Ltd., active on the Phuket market since 1999 and the developer of the entire Nai Harn Baan-Bua quarter. Baan Pratum is the oldest phase in our catalog from this developer: the first handover dates to October 2007, meaning the house and its systems are nearly two decades old. That’s worth factoring into a budget — roof condition, canal waterproofing and utilities need closer inspection than in phases built in 2015.
Who it suits: a buyer looking for a villa with individual character (canal or lake views instead of a typical row) in an established quarter with a clear operating history, and willing to factor in the building’s age when estimating future maintenance costs. Before reserving, we’ll check the technical condition of the specific villa, the real ownership structure (freehold or leasehold), and the quarter’s current management company terms.

Our catalog currently tracks 13 projects in Nai Harn; new-build entry level here: from ~$97,908. Baan Pratum’s entry price is about 209% above the district median — the project sits in the upper segment of the location.
The median is calculated from the “from” prices of all catalog projects in the district and refreshes with every update.
