About the project

Botanica Grand Avenue is Botanica’s flagship project: around a hundred 3–5 bedroom villas across 28.5 hectares in the centre of Bang Tao — Laguna, with a boulevard, a commercial avenue and a secured perimeter. In its second phase, the villas were joined by Hythe — a condominium of compact 1–3 bedroom apartments within the same quarter. Houses of 381–1,053 sqm on plots up to 1,658 sqm, in modern and Balinese design codes.

Location and surroundings

The quarter sits right in the heart of the Bang Tao — Laguna resort zone: about 5 km to Layan beach and about 5.5 km to Bang Tao, both within a 10–15 minute drive. The complex’s own grounds include a gym, a restaurant, a pool and a reception area, so part of everyday life doesn’t require leaving the perimeter. Bang Tao beach and Laguna’s golf courses are minutes away, and the commercial avenue inside the project itself adds another layer of infrastructure right on site.

Economics and pricing

Entry into the project is now two-tier: Hythe apartments from 10.9M THB ($327,000), villas from 44.5M THB ($1.34M) up to ~176M THB. The choice usually comes down to details: format (villa or apartment), the plot, privacy, phase stage, payment schedule. For comparison within the same district’s villa segment: the completed Botanica Luxury Villas Phase III starts from ~$1,790,132 — pricier than Grand Avenue’s entry point, but it’s a fully delivered property with no construction risk, whereas Grand Avenue is still being built out in phases.

Stage, developer and risks

Botanica is one of the few Phuket developers whose brand moves prices by itself: villas in previous phases consistently appreciated before handover and trade confidently on the resale market. Grand Avenue is their most expensive and most central location in the portfolio, but villas are still being handed over in phases from 2025, and the Hythe building is slated for completion in December 2027 — meaning part of the offering is still off-plan, with the standard timeline risks of a construction stage.
