Botanica Zen is an intimate club of just 10 villas from the Botanica (AAP Development) brand on the border of Nai Thon and Bang Tao, in Thalang. The project’s distinguishing feature is its mixed status: part of the complex (phase two) is already move-in ready, while phase one is still under construction as an off-plan project. For a buyer, this is a rare chance to choose between “moving in sooner” with a completed villa and “locking in an earlier price” in the under-construction phase — but it’s important from the outset to confirm which phase a specific lot belongs to, and that the ~$689,934 price the primary source lists is the starting figure.

Every villa comes with a private pool, a spacious living room with a water view and its own relaxation area within a tropical garden; the complex’s total grounds cover about 5,000 sqm. The projected rental yield quoted by the developer is around 5% a year; for a location without direct sea access and without obvious tourist traffic, this figure calls for separate verification against specific comparable properties rather than being treated as a guarantee.

Stage, developer and risks

Staged payments are available for the under-construction phase: building starts after the first payment, with an average timeline of about 12 months within a 10–24 month range. For the completed phase the logic is different — the deal is done on a ready-property basis, with no construction-stage schedule.
