A small made-to-order Anchan series, plots up to 1,352 sqm — the largest layout in the brand’s lineup
Anchan Burgundy is a small made-to-order villa series by Pearl Island Property Co., Ltd., active in the Phuket market since 2007 under the Anchan Villas brand. It’s the largest and most expensive layout in the brand’s lineup, which also includes larger-scale neighbouring projects in Thep Krasattri — the already-completed Anchan Tropicana and off-plan Anchan Mountain Breeze, Anchan Flora, Anchan Indigo. Over 18 years on the island, the company has delivered more than 250 villas and won industry awards, including Thailand Property Awards and Dot Property Thailand Awards.
The location is inland, in Thep Krasattri, in the Thalang district — the administrative center of the northern island, with a solid road network but no beach promenade of the kind found in Bang Tao. The nearest beach per villacarte’s calculation is Layan, about 5.4 km and 10 minutes by car; that’s closer than Anchan Tropicana or Anchan Mountain Breeze, but there’s still no walk to the sea. In exchange, buyers get some of the most generous plots on the island in this segment and the privacy of a small series: there are an order of magnitude fewer neighbours here than in projects with 55–88 villas.
Entry pricing starts from ~$1,139,891 for the 4-bedroom version. The top of the series’ price range is around $1,780,000 for the 5-bedroom layout; a separate quote for this layout is not published. The average price per sqm is one of the highest in the Anchan lineup, which makes sense: the plots here are noticeably more generous than at neighbouring brand projects.
Both freehold and leasehold are available on the same site. The projected yield is ~6% per year, drawing on the developer’s 10-year track record in rental management — a benchmark, not confirmed statistics for specific Burgundy villas: actual data should be requested from the management company separately, especially since a small series gives too small a sample for stable statistics. Known operating costs include a CAM fee of about 12–18 THB per sqm of plot per year, paid one year in advance; pool and garden cleaning are separate paid packages on top of that.
The series is capped at 20 villas across two layouts: a 4-bedroom Grand Luxury Villa at 709 sqm with a plot from 1,144 sqm and a 3-car garage, and a 5-bedroom Grand Luxury Villa at 751 sqm with a plot from 1,352 sqm and a 2-car garage. The made-to-order format means construction of each villa starts after the contract is signed and the first payment made — there’s no single handover date for the whole series, the schedule is individual. This approach is typical for the upper segment: buyers get more influence over the final finish and options, but should budget more time for finalizing details before construction starts.
The developer is separately recognized for industry awards — Best Villa Development (Phuket) in 2012 and 2013, Best Housing Development (Phuket) at the 2019 Thailand Property Awards, and Best Developer Phuket at the 2022 Dot Property Thailand Awards. For a made-to-order format, where there’s no standard showroom for the whole run, that track record is the only objective confirmation that the brand’s earlier phases were delivered on time and without a drop in quality.
As an agency we work with Anchan Burgundy sales at the made-to-order stage and can arrange a meeting with the developer’s sales office — we’ll confirm the available plots and layouts, the realistic start date for a specific villa, and customization options, and compare the economics of this small premium series against the larger-scale, more accessible Anchan Mountain Breeze from the same developer — for clients weighing privacy against a faster, cheaper entry.
