Villas with 3–6 bedrooms in the Si Sunthon foothills: not beachfront, but a noticeably lower price per sqm than coastal projects
Ayana Villas is a collection of 3–6-bedroom villas in the Si Sunthon foothills (Thalang), from the same developer as the neighboring AYANA Heights Seaview Residence near Layan — T.H. Group Phuket Co., Ltd. Unlike the coastal projects on the island’s north, the bet here isn’t proximity to the water but price: entry from ~$806,500 for a 350.9 sqm villa is noticeably lower than comparably sized beachfront villas in Bang Tao or Layan.
Location is the key point worth stating honestly. The project is sometimes associated with “Bang Tao,” but it actually sits in Si Sunthon, roughly 9.5 km and 20 minutes by car from Bang Tao beach (about 30-35 minutes from HKT airport) — a different pricing and rental reality from the coastal strip. Every villa comes with a private pool and a spacious terrace behind gated, guarded grounds with parking; the master plan does not include shared resort infrastructure like a gym or restaurants.
The project’s economics look straightforward: per the developer’s price list, the price per sqm runs ~76,800–119,300 THB (roughly $2,300–3,570), noticeably below the per-sqm price of beachfront villas of the same class. The lineup rises from 3-bedroom 350.9–355.4 sqm villas at $806,500 to flagship 5–6-bedroom 691–731 sqm villas at $2.47M — a wide range for different budgets, from a compact family villa to a house for a large family or for renting out in several blocks. Ownership follows the island’s standard leasehold scheme — 30 years with two extensions (effectively up to 90 years) for foreigners, or freehold via a Thai legal structure. The stated rental program relies on a partner visa product (long-term rental from one year at a rate from 85,000 THB/month) — this is not a classic hotel pool with a projected yield, and it should be understood in that context.
The master plan lists 84 villas; the project also appears on the market as “AYANA Soluna Villas,” which points to a concept revision. We request the current master plan and exact villa count from the developer before a deal.
For us as an agency, the first step on Ayana Villas is to get the current master plan from the developer, a fixed construction schedule and land status, and only then compare the price per sqm with neighboring villas in Si Sunthon and Layan. We sell at the developer’s price — the commission is built into their budget, not added on top for the buyer.

The median is calculated from the “from” prices of all catalog projects in the district and refreshes with every update.

Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.

From ~$806,500 for a 3-bedroom villa, 350.9–355.4 sqm (26,922,000 THB). The range then runs to 4BR from $893,000, 4–6BR 584.4 sqm from $1.52M, and the flagship 5–6BR 691–731 sqm from $2.47M.
The project is actually located in Si Sunthon, Thalang — about 9.5 km / 20 minutes from Bang Tao. The current land status and exact address are worth verifying before booking.
For foreigners — a 30-year leasehold with two extensions (effectively up to 90 years). Freehold is possible via a Thai legal structure — common for the island, but a scheme that requires separate legal due diligence.
84 villas per the master plan on 72 rai; the project also appears under the name “AYANA Soluna Villas.” The master plan has been revised — we request the current version directly from the developer.
There is no single date: a villa takes 12–24 months to build from payment, with 2026 as a tentative benchmark. For off-plan at this stage, that is a standard level of uncertainty.
The projected benchmark is ~6% per year; the rental program is tied to a partner’s long-term rental product (from one year, from 85,000 THB/month) — not a typical resort pool. We review the terms before a deal.
Both projects are from the same developer (T.H. Group Phuket), but they are different properties: Ayana Villas is villas-only in the Si Sunthon foothills, further from the water; AYANA Heights Seaview Residence is condos and villas near Layan with view units. The prices and unit mixes do not overlap.
