About the project

Baan Varij is the newest phase of the large Nai Harn Baan-Bua quarter in south Phuket, completed in January 2019: 23 villas in Gallery Loft architectural style with high ceilings and floor-to-ceiling glass, from 430 sqm, 3-4 bedrooms.

Location and surroundings

Nai Harn Baan-Bua sits in the south of the island near Nai Harn beach, a lake and a casuarina grove. Unlike neighbouring phases from the same developer, Baan Varij sits closer to the water — about 1 km to Nai Harn beach, whereas Baan Boondharik I, Baan Boondharik II and Baan Pratum in the same quarter sit roughly 3.2-3.3 km from the sea. HKT airport is about 48 km away (~1 hour by car).

Economics and pricing

Entry from ~$1,144,809 is one of the highest in the quarter’s lineup, but the position is objectively stronger too: closer to the beach and with a more contemporary architectural solution (high ceilings, floor-to-ceiling glass) than the earlier 2007-2015 phases. The CAM fee under the quarter’s shared rate is around 5,000 THB per month (~7.7 THB/sqm), comparable to neighbouring Baan Pratum. The key difference is the ownership structure: freehold here is available only to Thai nationals or via a Thai company, while foreign buyers get leasehold only, on a 30-year term with two renewals.

Stage, developer and risks

The developer is the same All About Residence Co., Ltd., active on the Phuket market since 1999, with direct experience delivering all the quarter’s previous phases. Baan Varij was completed in January 2019 — the freshest phase among those in our catalog, with the least wear on building systems. On the downside, a boutique club of just 23 villas means a less liquid secondary market than larger neighbouring phases, and the developer does not publicly disclose a yield forecast for this specific series.

Who it suits: a buyer who wants a villa in a proven quarter with the freshest construction history (by Nai Harn Baan-Bua standards) and is willing to accept that freehold is limited to the Thai side of the deal. Before reserving, we’ll check the exact ownership status of the specific villa, leasehold renewal terms, and the quarter’s current rental programme occupancy.

Strengths
  • The newest phase of Nai Harn Baan-Bua in our catalog — completed in 2019, not 2007-2015
  • Recognisable Gallery Loft architecture: high ceilings and floor-to-ceiling glass instead of a standard layout
  • Only 23 villas — a boutique, not mass-market, format
  • ~1 km to Nai Harn beach — closer than neighbouring phases of the same quarter (~3.2-3.3 km)
Trade-offs
  • Freehold is available only to Thai nationals or a Thai company — foreign buyers get leasehold only
  • One of the highest entry prices in the quarter’s lineup (from ~$1,144,809)
  • A boutique club of just 23 villas means limited resale liquidity — few comparable lots on the secondary market
  • The developer does not publicly disclose a yield forecast for this specific phase
