For “second line” villas of this format, that is a fairly typical distance — not walkable to the sea, but a comfortable drive to amenities and the beach. More detailed measurements put the HeadStart Cherng Talay international school at about 1.2 km, Thalang Hospital at about 3.7 km, the Porto de Phuket and Boat Avenue retail clusters at 1.9–2 km, and HKT Airport at 25–30 minutes by car. For families with children and those planning to live on the island full-time rather than just renting the villa out, that proximity to the school and hospital is a meaningful plus regardless of the distance to the water.
Size and price call for particular care here — sources disagree more than usual. Villacarte lists plots of 435–560 sqm and a starting price of ~$593,586, while aggregator phuket.pro gives smaller plot figures (335–377 sqm) and, at the same time, a considerably higher price range — roughly THB 27.9M to 31.6M (about $840,000–$952,000). A gap of almost 1.5x is too large for ordinary cross-source variance, so for Botanica Louvre we always recommend requesting the current price list and exact square footage directly from the developer before relying on either platform’s figure.
Ownership is freehold and leasehold by choice, without a per-unit breakdown. Villacarte’s stated ~6% annual yield is a marketing estimate for managed or self-run rental, not confirmed by independent statistics for this specific villa club.
For comparison, Louvre’s price per sqm (~$2,558/sqm per aggregators) runs higher than the larger Botanica quarters in the same Si Sunthon area — Modern Loft and Modern Loft II sit closer to $2,200–2,400/sqm. The difference is explainable by the club’s compact scale and possibly higher-spec finishes, but that’s exactly why we don’t recommend comparing Louvre to its neighbors on “Botanica’s average price per sqm” — better to request a direct comparison of specific units.

Villacarte, in its standard phrasing, cites an average build time of about 12 months from sales launch, while aggregator phuket.pro gives a more specific reference point — April 2027. There is also a clearly mistaken mention of a 2023 completion in one search result, which appears to refer to a different Botanica project with a similar name (the brand’s lineup runs to more than ten) — another reason not to rely on a general brand mention without verifying the exact name and address.
The “8-villa club” format sets Louvre apart from Botanica’s more typical quarters of several dozen units (like Green Boulevard or Modern Loft II). That’s a plus for buyers who value privacy and few neighbors, but a minus in terms of choice: there aren’t many units, and in high demand the best lots can go faster than in larger projects.
