Tuscan-style villas by The Title in Koh Kaew — 500 meters from a British school
Casa de Monte is a 37-villa estate built in Tuscan-inspired architecture in the Koh Kaew area, near Phuket Town. The project is developed by Rhom Bho Property PLC — a publicly listed Thai company (ticker TITLE) known on the island for The Title brand — in partnership with local construction firm Boat Pattana. At the time of publication, piling works are underway: this is an early off-plan project with a completion horizon in the third quarter of 2029.
Koh Kaew is an inland district near Phuket Town and Royal Phuket Marina, known chiefly for its proximity to British International School Phuket — about 500 meters from the complex. This is fundamentally not a beach location: Patong is roughly 13 km away, with no realistic walk to the sea. The format suits families for whom proximity to an international school matters more than a beachfront address. In the same Koh Kaew area, our catalog also lists Canopy Hills — also an off-plan villa project, but from the smaller Hugs Management company, with a noticeably higher entry price (from ~$1.7M) and a sooner completion around 2026.
Entry into the project starts from ~$899,467 for a 3-bedroom villa of about 297 sqm on a plot from ~284 sqm. A larger 4-bedroom layout of up to ~424 sqm is also available, but the developer does not publicly disclose its exact price — only the overall “from” figure for the entry-level type. Villacarte gives an estimated yield of around 6% per year based on its market experience, but this is not a statement from the developer itself — it is the agency’s own estimate and should not be treated as a guarantee.
Rhom Bho Property is a public company with a portfolio of roughly 17 projects and about 1,800 units on the island under The Title brand, which gives some confidence in its ability to see a project through to completion. That said, Casa de Monte itself is a joint venture with local partner Boat Pattana, and its 2029 completion horizon is one of the longest among off-plan projects in our catalog: this is a piling-stage project, and the risk of delays over such a distance is higher than for projects with a 1–2 year horizon. The company does not publicly disclose CAM fee, sinking fund, or the exact price of the larger layout — worth confirming directly before reserving.
Who it suits: families who value proximity to British International School Phuket and are willing to accept a long off-plan horizon in exchange for a more affordable price point than neighboring villa projects. Buyers who need a beach address or a sooner completion should look at west-coast projects or finished complexes instead.
Our role as an agency — on a project with this kind of horizon, we always check the payment schedule, construction permit status, and the actual pace of piling works before reserving, and we support the deal through every subsequent construction stage.

Our catalog currently tracks 11 projects in Phuket Town; new-build entry level here: from ~$372,040. Casa de Monte’s entry price is about 37% below the district median — one of the most affordable starts in the area.
The median is calculated from the “from” prices of all catalog projects in the district and refreshes with every update.

Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.
