A completed 53-unit estate of Laguna townhouses and villas, handed over in 2023, with free Sanctuary Club membership
Laguna Park 2 is a completed estate of Laguna-brand townhouses and villas, handed over in September 2023 and today one of the newest villa formats at Laguna Phuket. The complex is compact — around 53 units: three-storey townhouses with 2–3 bedrooms of roughly 220 sqm and larger villas with 4–5 bedrooms. Owners get free Sanctuary Club membership and access to the Laguna Golf Phuket course — a notable intangible perk on top of the property itself.
Bang Tao beach is about 6 km from Laguna Park 2 — the furthest location among Laguna villa formats in our catalog: you can’t reach the water without a car or the resort shuttle. On the estate grounds are a swimming pool, a modern fitness room, a spacious lounge area, security and CCTV; in the resort context there are restaurants, a bar and the XANA Beach Club, with a shuttle bus and ferry service running between Laguna Phuket’s hotels.
Entry starts from ~$591,890 for a townhouse (2–3 bedrooms, ~220 sqm) — noticeably more affordable than most villa formats of the brand: it is not pricier than Laguna Fairways (from ~$1,331,753), and in format it sits closest to the original Laguna Park (from ~$656,000), though newer by handover date. Villas with 4–5 bedrooms are larger and priced above the townhouse, but the developer doesn’t publish their exact area in public materials — price and area are confirmed per listing. An instalment plan is available on part of the listings, lowering the lump-sum threshold compared with a fully completed resale.
The project is fully completed — there are no construction risks typical of off-plan, and a unit can be viewed and assessed before the deal. The main source of confusion is the name: the resort’s portfolio simultaneously includes the original Laguna Park (larger and older, Phase 1 from 2008) and Laguna Park 2 (this project, more compact and newer). These are different complexes from the same developer, and it’s worth confirming which one is meant right away. As with neighbouring projects of the brand, the 8% yearly yield is a developer projection, not a contractual guarantee, and the land under the house is transferred under an assignment agreement rather than as full freehold.
Who it fits: a buyer who wants a completed, recently handed-over Laguna-brand house at a more accessible entry point than premium-segment villas, and is willing to accept the distance from the beach in exchange for club membership and resort infrastructure. Anyone for whom walking distance to the sea is critical should compare with resort projects closer to the water.
Our job as an agency is to confirm the exact unit (townhouse or villa) and its area, verify the instalment terms against the current price list, check the ownership structure of the land and building separately, and support the deal from reservation to registration.

Banyan Group (Laguna Property) — the developer of all of Laguna Phuket since the 1980s, the same holding behind Cassia, Skypark Elara and the Banyan Tree and Angsana brands nearby.
The complex was handed over in September 2023 — this is a completed estate, not off-plan, and units can be viewed before the deal.
The structure is mixed: the building can be foreign-owned while the land under it is transferred under an assignment agreement — a standard scheme for landed property in Phuket.
Yes, the developer projects a target of ~8% per year. This is a projection, not a guarantee — actual yield depends on the management company and the season.
Free membership for owners — discounts on Laguna Phuket restaurants and services, plus access to the Laguna Golf Phuket course. This is a perk on top of the property itself, not a separate paid option.
These are sister but distinct complexes from the same brand: the original Laguna Park is larger (~256 houses, handed over in phases from 2008), Park 2 is more compact (~53 units) and noticeably newer (handed over in 2023). We can compare both against your budget and preference for house age.
