Ready villas and townhouses at Laguna Phuket resort — resort infrastructure and an active resale market
Angsana Villas is a completed villa quarter within Laguna Phuket resort, in the Bang Tao area on the island’s west coast. This is not a new-build: phases were delivered from 2000 through 2009 (some estimates say as late as 2011), so the villa and grounds can be inspected in person rather than judged from developer renders.
The complex sits within the vast integrated Laguna Phuket resort — not beachfront: Bang Tao beach is about 5.3 km away, with a free shuttle organized for residents. In exchange, the resort grounds include its own 18-hole golf course, 7 hotels, 30 restaurants, and the BDMS Wellness Clinic (Bangkok Hospital Phuket). HKT airport is about 18 km away (~25 minutes), and the Boat Avenue retail hub is ~2.5 km (~10 minutes). Within the same resort grounds, our catalog also features newer condo residences from the same holding — Angsana Oceanview Residences and Angsana Beachfront Residences: they are closer to the sea, but represent a different format (condos rather than villas) and a different price segment.
Entry starts from ~$564,795 per villacarte data — the most accessible entry point among Laguna Phuket’s villa products. That said, the resale market has a life of its own: some aggregators list villas in this same complex from ~$772,000 and up, reaching as high as $2M for larger villas with bigger plots — the spread depends on type (villa or townhouse), construction phase, and specific lot. We recommend not anchoring to the “from” figure and instead confirming the current price for a specific available lot. The managed rental program projects around 5% per year from the developer — a marketing benchmark, not a contractual guarantee, and we found no public payout history for units.
The project is backed by Banyan Group (Banyan Tree Holdings) — the same holding that turned a former tin mine in Bang Tao into Laguna Phuket resort back in 1987 and has traded on the Singapore Exchange since 2006. This is the property’s strongest advantage: not a local developer without history, but a public company with a half-century portfolio across 24 countries. The downsides are predictable for a completed property of this age: land under the villa is usually held as leasehold (freehold applies only to the structure itself — status confirmed per lot), and the villas themselves are older than many new-builds on the coast, meaning a higher likelihood of interior and systems upgrade costs.
Who it suits: a buyer who wants a completed villa with an operating history and the resort infrastructure of an entire complex, rather than an off-plan project with delay risk — and for whom 5+ km to the sea via shuttle isn’t a dealbreaker. Buyers who need a villa right on the water should look at newer beachfront residences nearby.
Our role as an agency is to select a specific lot from active resale listings, verify the actual ownership structure (freehold/leasehold) and villa condition, and check installment and rental program terms before the deal.
