Rental pool — what it means
A rental pool is a rental programme where income from all units in the complex is pooled and split among owners pro-rata, regardless of whose unit was occupied. The model smooths out seasonality and differences in unit position; the split is defined by the contract with the programme operator.
How the pool works
The operator lets out all programme units as a single room inventory. Revenue is collected into a common pool, operating costs are deducted, and the result is split among owners in proportion to their share — usually by unit area or value. An owner receives a share of the income even in months when their own unit stood empty — which is what sets the pool apart from letting individually.
What to check in the contract
The key terms: what share of the pool the owner receives and what is deducted before the split — the operator’s commission, marketing, furniture wear; how many nights a year the owner can stay; how often and how transparently reports arrive; and the exit terms. A rental pool is not a yield guarantee: the payout depends on actual occupancy and rates.
