About the project

The Regent Villas is a small 8-villa community by developer Regent Land Co., Ltd. in the Si Sunthon area near Bang Tao, with 3- and 4-bedroom layouts on plots of 233.8–290.88 sqm and a house area of around 341.7 sqm. Phase 2 was completed in September 2025 — this is already a finished project, not one under construction.

Location and surroundings

The Regent Villas sits inland in Si Sunthon — a low-density inland zone typical of Phuket’s interior, where instead of a beachfront address the buyer gets quiet and a more generous plot for the same money. The nearest restaurants and bars are about 500 metres away, and 1.9 km further out are two of the area’s best-known retail clusters: Boat Avenue and Porto de Phuket, home to supermarkets, cafés and everyday services. Bang Tao beach is about 4 km away, Layan is 5.5 km — a distance that’s real for walking but comfortable by car (8–10 minutes).

The format is a gated 8-villa plot without larger complexes crowding right up to the fence line, which for many villa buyers matters more than direct beach access: less noise and less transient tourist traffic. Infrastructure is limited to the plot itself — a private pool, terrace and landscaping; there is no shared clubhouse, gym or reception for the complex, and that’s worth understanding upfront rather than discovering after the purchase.

Economics and pricing

Entry is from ~$685,756 for a 3-bedroom villa, with a house of around 341.7 sqm on a plot of 233.8–290.88 sqm. For comparison, the same Bang Tao area has Bougainvillea by Sirisa at a similar price point (from ~$683,305) and The Menara, slightly pricier (from ~$747,608) — both show that the 3+ bedroom villa segment from private developers in the Bang Tao/Thalang area generally sits in the $650–800K entry range.

Villacarte’s projected yield is around 6% per year on managed rental, but the specific program, operator and profit-split terms are not disclosed by villacarte — these need to be confirmed separately with the developer. CAM fee, sinking fund and electricity tariff are not stated on any of the checked sources, which is typical for small villa communities without a single management company: plot and pool upkeep costs likely fall on the owner rather than a shared fund. For a buyer this means more freedom (no need to coordinate renovations or rentals with a management company), but also more responsibility for maintaining the villa independently.

Stage, developer and risks

Regent Land Co., Ltd. is not a major market player: the company’s public portfolio is limited to The Regent Villas and the neighbouring The Regent Villa Pasak villa phase. It’s worth clearly distinguishing this from The Regent Bangtao — a completed condotel in our catalog built by a different developer, VIP Thailand Group; the shared “Regent” name doesn’t imply a shared developer or operating history.

Phase 2 of The Regent Villas is already completed (September 2025), so the usual off-plan construction-delay risks don’t apply — a specific villa can be inspected in person before purchase. At the same time, the developer’s small scale means an independent reputation check across dozens of delivered projects isn’t possible: Regent Land doesn’t yet have the long track record that large public developers like Sansiri or Banyan Group have. Before a deal we separately verify title documents for the specific villa, the real condition of the finish and the plot, and the details of the rental program — the developer’s claimed 6% yearly projection should be treated as a benchmark, not a contractual guarantee.

Who The Regent Villas suits: a buyer looking for a finished villa with its own pool in a quiet inland area who isn’t willing to wait years for an off-plan handover, but who also isn’t expecting resort-level infrastructure on the scale of larger branded complexes. The developer pays the deal commission — the price doesn’t change for the buyer, and we handle document checks and support from reservation through to title registration.

Strengths
  • Small-scale format — just 8 villas in a gated community, no dense development crowding the fence line
  • A private pool and terrace at every villa, not a shared pool for the whole complex
  • Boat Avenue and Porto de Phuket at 1.9 km — the whole area’s restaurants, shops and services a short drive away
  • Phase 2 already completed (September 2025) — move in or rent out without waiting for construction
Trade-offs
  • ~4 km to Bang Tao beach — not walkable, you need a car or taxi
  • No shared complex infrastructure at all: no clubhouse, no gym, no shuttle — just the villa and its plot
  • CAM fee, sinking fund and electricity tariff are not disclosed on any of the checked sources
  • The project’s small scale (8 villas) means a limited choice — a ready 3-bedroom or a 4-bedroom layout, nothing in between
Legal deal structure

How ownership at The Regent Villas is structured

The developer information in this listing states: freehold / leasehold. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.

When buying freehold

A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

Villa and land

A foreign buyer may own the structure but cannot directly own Thai land. The land element is normally held through a registered long lease or another lawful structure. Term, renewals, inheritance and resale rights must be explicit in the contract.

Before the next payment

Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.

This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.

FAQ

How much does a villa cost at The Regent Villas?

From ~$685,756 for a 3-bedroom villa. The 4-bedroom layout is priced on request.

Who is the developer of The Regent Villas?

Regent Land Co., Ltd. — the company also develops the neighbouring The Regent Villa Pasak villa phase. It is a separate developer from The Regent Bangtao (VIP Thailand Group), despite the similar name.

Is the complex already completed?

Yes, Phase 2 was completed in September 2025 — this is a finished project, not off-plan.

Freehold or leasehold?

Both ownership structures are available within the foreign quota.

Is there a rental program?

Yes, villacarte lists a projected yield of ~6% per year. This is a developer estimate, not a guarantee.

How far is the beach?

~4 km to Bang Tao beach and ~5.5 km to Layan beach — not walkable, but an 8–10 minute drive.

How does The Regent Villas differ from The Regent Bangtao in the catalog?

These are two different projects by two different developers: The Regent Bangtao is a completed condotel by VIP Thailand Group 1.5 km from the beach, while The Regent Villas is a small villa community by Regent Land 4 km from the shore.

Can I live in the unit myself?

Yes, the unit stays yours. Inside a managed rental program the number of owner-stay nights is capped by the contract — we go through the exact terms for this project before you book.

How do I transfer the purchase money from abroad?

Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
