About the project

The Zero is an 85-unit eco-oriented condominium from young developer Zero Developments Co., Ltd. in Bang Tao (Cherng Talay). The company was founded by Robert Hodge after his own The Zero project in London — so the brand is bringing an already-tested UK “energy-independent” residential concept to Phuket rather than inventing one from scratch.

Location and surroundings

The complex sits in inland Bang Tao, about 2 km from the beach — a few minutes by scooter or bike taxi, but not walkable to the sea. In exchange, it sits close to the district’s usual draws: the Boat Avenue retail cluster, the Porto de Phuket outlet, and the Laguna Complex with its golf course. HKT Airport is about 17 km away. The same developer’s sister project, The Zero Naiyang, sits in a much quieter part of the island — near Nai Yang Beach and Sirinat National Park — worth comparing directly if beach proximity is a priority.

Economics and pricing

Entry starts from ~$149,910 for the smallest format in the line-up (studios), with the top of the size range reaching 95 sqm for 3-bedroom units. Working off the lower bound — $149,910 for 26 sqm — that works out noticeably above the $4,700–4,800 per sqm asked next door at Canvas Cherngtalay from Sansiri (1-bedroom, 49 sqm, from ~$231,729). The gap makes sense: The Zero isn’t betting on developer scale but on eco-engineering — solar panels, rainwater harvesting, energy-saving windows — which typically raises the cost per square metre of construction. Managed rental runs through a 70/30 profit-share pool in the owner’s favour; the developer’s stated ceiling is up to ~10.4% a year, but that’s a marketing projection, not a guarantee — read the actual pool agreement terms rather than the headline number.

Stage, developer and risks

The Zero is early-stage off-plan with handover set for June 2027, nearly two years out. The standard risk for a new brand applies here: Zero Developments doesn’t yet have a long track record of delivered Phuket projects — The Zero in Bang Tao is effectively its first — so the execution quality of the engineering that’s the whole selling point will only be provable in practice. That said, the concept itself has independent validation: the Best Sustainable Residential Development Phuket award at the Dot Property Thailand Awards 2025, which lowers the risk of “greenwashing” since an industry jury assessed the stated technology, not just renders.

Who it suits: buyers for whom sustainability and lower utility bills are a genuine priority rather than a marketing line, and who accept the off-plan risk of a young developer in exchange for a niche positioning. Buyers who prioritize beachfront access or a developer with a decades-long track record should compare against more established Bang Tao projects like Canvas Cherngtalay.

Our role as an agency is to verify the current EIA-permit and construction status at the time of inquiry, go through the rental pool agreement line by line (what the 70/30 split actually covers, who pays for vacancy and repairs), and support the transaction with the developer from reservation to handover at no extra commission for the buyer.

Strengths
  • 85 units across 7 floors — a compact format for Bang Tao’s scale of development
  • Certified sustainability: Phuket’s first single-use-plastic-free residence, with solar panels and rainwater harvesting cutting running costs
  • Transparent 70/30 rental pool — the developer runs the letting
  • The top floor is a gym/sauna/steam room, not another penthouse
Trade-offs
  • Off-plan with handover in June 2027 — nearly two years away
  • ~2 km from Bang Tao Beach — no direct walking access to the sea
  • ~10.4% is the developer’s upper-end marketing projection, not a guaranteed yield
  • A young brand: The Zero is the company’s first Phuket project, so there’s no long local track record yet
Legal deal structure

How ownership at The Zero is structured

The developer information in this listing states: freehold / leasehold. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.

When buying freehold

A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

When buying leasehold

Leasehold is registered as a long-term lease. The review covers the term, renewals, assignment, inheritance, early termination and the landowner’s obligation to register the transaction.

Before the next payment

Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.

This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.

FAQ

How much does a unit at The Zero cost?

From ~$149,910 — the line-up runs from studios to 3-bedroom units up to 95 sqm. The developer does not disclose an exact price for every unit type.

Who is the developer of The Zero?

Zero Developments Co., Ltd., founded by Robert Hodge after projects in London. The Zero in Bang Tao is the company’s first Phuket project; the second is The Zero Naiyang near Nai Yang Beach.

When is The Zero completed?

Handover is scheduled for June 2027.

Freehold or leasehold?

Both options are available.

Is there a rental program?

Yes, a rental pool with a 70/30 profit split in the owner’s favour. The developer’s marketing projection is up to ~10.4% a year — not a guarantee.

How far is it to the beach and the airport?

~2 km to Bang Tao Beach, ~17 km to HKT Airport.

How does The Zero differ from The Zero Naiyang by the same developer?

The Zero Naiyang is the brand’s second project, near Nai Yang Beach on the island’s northwest coast, with a lower entry price (from ~$143,731) and a later handover (July 2028).

Can I live in the unit myself?

Yes, the unit stays yours. Inside a managed rental program the number of owner-stay nights is capped by the contract — we go through the exact terms for this project before you book.

How do I transfer the purchase money from abroad?

Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
