The Zero Naiyang is Zero Developments Co., Ltd.’s second Phuket project, this time by Nai Yang Beach on the island’s northwest coast, right next to Sirinat National Park. The complex has 150 units across two five-storey buildings — Zero Earth (83 units) and Zero Sky (67 units) — with a total built area of about 13,476 sqm.

Location and surroundings

The key difference from the brand’s first project, The Zero in Bang Tao, is the distance to the sea: here it’s about 380 m, effectively “almost beachfront” by new-build standards. Bordering Sirinat National Park acts as a natural buffer against dense development — there won’t be a second wave of highrises the way there is in the island’s more commercial pockets. HKT Airport is about 10 minutes by car, which is unusual for the island: airport proximity usually means noise and distance from the beaches, but here both come together.

Economics and pricing

Entry starts from ~$143,731 for a 29.5 sqm studio, with the line-up reaching 2-bedroom, 100.9 sqm units with panoramic sea views on the upper floors. Working off the minimum size, that’s about $4,873 per sqm — notably above nearby The Title Serenity (1-bedroom, 26–39 sqm, from ~$96,000, roughly $3,000 per sqm) and The Title Olive (32–52 sqm, from ~$118,663, around $2,560 per sqm). The gap is the same story as at The Zero in Bang Tao: the developer prices in solar panels, EV charging and the brand’s general engineering, not just size and location. Managed rental runs through the developer with a projection of around 6% a year — a marketing estimate; actual yield will depend on occupancy and seasonality on this specific stretch of coast.

Stage, developer and risks

At the time of writing, The Zero Naiyang is at the EIA certification stage — environmental review for projects next to protected areas like Sirinat typically takes longer and adds timeline uncertainty, so the stated handover (July 2028) is realistic only if permitting proceeds without delay. Zero Developments is already going through this process with its first Bang Tao project, but it still has no Phuket delivery track record of its own — construction pace will have to be judged as it happens rather than by the brand’s past island projects.

Who it suits: buyers for whom genuine beach proximity and the national-park setting matter more than handover speed, and who are comfortable with off-plan risk at the environmental-review stage. Buyers who want a shorter horizon or access to the developed Boat Avenue/Laguna infrastructure should compare against The Zero in Bang Tao or The Title projects in the same Nai Yang area.
