Bamboo Forest is a 135-unit condo complex in three seven-storey buildings, located between Layan and Bang Tao beaches in the Cherng Talay area (Thalang). The format runs from studios to penthouses, making it one of the few projects in this part of the island with such a wide unit mix at an entry price from ~$172,000.
The positioning rests on an “in-between” location: to Layan, estimates range from 800 meters to 1.5 km; to Bang Tao, about a 10-minute drive; to HKT airport, roughly 20 minutes. Several international schools (Headstart International School Cherngtalay, Finnway International School) are a few minutes away. This is not beachfront and not walking distance in the strict sense, but noticeably closer to the water than most new-builds in this price category on the island. On-site infrastructure — a cascading pool, a separate shallow kids’ pool, a panoramic gym, sauna, coworking space, restaurant, a pet-friendly green area, and underground parking — is a typical mid-segment set, with no pretense of luxury.
On price, the entry point looks competitive for the area: a 36.9 sqm studio from 5,850,000 THB (~$172,000), or roughly 150,000–160,000 THB per sqm — noticeably below beachfront projects in Layan and Bang Tao, where the price per meter often starts at 200,000 THB and up. From there the range climbs to 1-bedrooms from $250,300, 2-bedrooms from $291,600, 3-bedrooms from $527,200, and penthouses from $986,600 (top lots — up to ~36.5 million THB). Prices move as construction progresses — before booking it is worth requesting the current price list. The stated rental model is a 70/30 pool with a forecast of around 5% per year. This is an expectation figure, not a contractual guarantee, and based on similar projects in the area, actual yield can differ in either direction depending on occupancy and the quality of the management company.
The weak point of this project is developer visibility: Harmony Group has a limited public delivery history. For a buyer that means one thing: the developer’s track record needs to be studied before booking, before wiring a deposit — this is exactly what we do for clients as part of off-plan due diligence. The second area of uncertainty is timing: the target is June 2028, and at this stage of an off-plan project it should be treated as a working estimate, confirmed against the developer’s schedule.
