Condos 50 meters from Layan beach with coworking and two pools, completion Q2 2026
Bellevue Beachfront — condo project, Layan: entry from ~$157,597, from $4,635 per sqm. Beach: Layan, ~50 m. Both freehold and leasehold available. Yield: ~8% developer projection. Completion: handover was slated for Q2 2026 — the date has passed, we confirm the actual status with the developer.
Bellevue Beachfront is a complex of 4 five-storey buildings 50 meters from Layan beach: studios and 1–2 bedroom units of 34–80 sqm, delivered already finished, with plumbing, built-in furniture and AC. On-site amenities include a lobby, coworking space, commercial units and two pools.
The project sits almost right on Layan beach — one of the most sought-after beach areas in the north of the island. In the same Layan area, our catalog also lists Sun Hills Layan from ~$124,800 — more affordable but noticeably farther from the water — and Layan Verde from $235,995 — a larger project with a full resort amenity package. Bellevue Beachfront sits between the two: near-beachfront proximity in a more compact complex.
Entry starts from ~$157,597 for a studio or a 34–80 sqm unit — competitive for a distance of ~50 meters to the beach, where price per sqm is usually noticeably higher. Units come finished, with plumbing, built-in furniture and AC — not a “bare shell,” reducing move-in costs. The developer projects a yield around 8% per year, but that figure is a marketing estimate: it’s worth confirming the specific management program terms and actual occupancy of comparable units in the area before buying.
The developer is Bell Land Development Co., Ltd. — the company behind the Bellevue brand in the north of the island; besides this project, its portfolio includes Bellevue Lagoon in the Bang Tao Laguna area. We found no public track record of projects outside the Bellevue brand, so the developer’s history should be judged on these two developments. Target completion is Q2 2026; at the time of writing the project is in final finishing works, which reduces typical early-stage off-plan risk but doesn’t eliminate it entirely.
Who it suits: a buyer who wants the shortest possible distance to Layan beach at a relatively accessible budget, and is comfortable with a developer that has no long public track record. Before reservation we’ll verify the actual construction status, permits and owners’ registry — part of our standard “12 developer checks.”

The developer information in this listing states: freehold / leasehold. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.
Leasehold is registered as a long-term lease. The review covers the term, renewals, assignment, inheritance, early termination and the landowner’s obligation to register the transaction.
Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.
This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.
Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.

Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
