About the project

Banyan Tree Beach Residences Varuna & Mazu are two lines of private residences within Laguna Phuket, on the first line of Bang Tao beach. Mazu is two-level villas with a courtyard, home gym, living and dining areas, a kitchen and a terrace with a private pool. Varuna is eight townhouses with rooftop terraces and their own pools, with four-bedroom options. The beach is about 50 metres away, and Mazu villas open straight onto the sand. Stated completion is December 2029.

Location and surroundings

Bang Tao is one of the longest beaches on Phuket, and Laguna is a gated resort with its own infrastructure: the Laguna Golf Phuket course, the RAVA beach club, restaurants and spas. A shuttle links the villas with the sea. In daily life that means most everyday needs are solved inside the estate; beyond it you have the Boat Avenue retail cluster and the schools of the Layan–Bang Tao area.

The area has a flip side: Bang Tao beach is long and busy in season, and quiet comes from the gated resort rather than from the beach itself. If you want a calmer shore, compare with Layan, where the nearest beach is noticeably quieter.

Economics and prices

Entry is from ~$4.08M. Per the villacarte price list, Varuna townhouses start at ~539 m², which works out to roughly $7,570 per square metre. For comparison, the neighbouring Banyan Tree Beach Residences Oceanus starts at ~$5.68M for a condominium of 416 m² and up — about $13,650 per metre, so the metre here is almost half the price; moreover, Oceanus is an apartment format, whereas here you get a standalone house with a pool. A more accessible option in the same resort is Banyan Tree Grand Residences (entry from ~$2.41M).

The rental model is your own or through an agency. The project quotes an estimate of about 5% a year based on market experience. It is a forecast, not a promise: at a ticket above $4M buyers usually count on capital growth and personal use rather than rental yield.

Also factor in owner costs. Projects of this class usually carry a monthly estate service charge and a one-off sinking fund contribution; the developer has not yet disclosed the exact rates for Varuna and Mazu, so we will request them before reservation and add them to the calculation. Do not forget the upkeep of a private pool, garden and rooftop terrace — for a home of about 300 m² it is a noticeable running cost a condo owner does not have.

Stage, developer and risks

The project is developed by Banyan Group, the operator of the Laguna Phuket resort and the Banyan Tree brand. It is a large developer with a long history on the island, but off-plan risks remain: completion is stated for December 2029, more than three years away, and the construction stage of both lines is confirmed with the manager. Areas and prices of individual lots are not published, so before reservation it is important to request floor plans, the payment schedule and confirmation of the lot status.

The downsides, stated plainly: a high entry threshold, a long horizon, few lots and no contracted yield. Who it suits: a buyer with a budget from $4M who wants a house with a pool by the sea in a resort with ready infrastructure and a brand, rather than a condo in an apartment block.

Before reservation we will check the form of ownership (freehold or leasehold, quota availability), the payment schedule and the owner privileges for the specific lot, and ask the developer for a fresh construction status. The commission is paid by the developer, so working through VillaCarte does not make the purchase more expensive.

Strengths
  • First line of Bang Tao inside Laguna Phuket — a rare villa and townhouse format rather than a condo
  • A private pool in every unit; Mazu has direct beach access
  • Resort infrastructure close by: golf, beach club, restaurants, spa
  • A developer with a long Phuket track record and the recognisable Banyan Tree brand
Trade-offs
  • Entry from ~$4.08M — a project for a narrow circle of buyers
  • Completion in December 2029 — a long off-plan horizon, so payments must be planned years ahead
  • Few lots and no public areas or prices per unit, which makes offers hard to compare
  • The ~5% yield is an estimate, not a commitment; at this ticket the rate is below that of budget condos
Legal deal structure

How ownership at Banyan Tree Beach Residences Varuna & Mazu is structured

The developer information in this listing states: freehold / leasehold. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.

When buying freehold

A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

Villa and land

A foreign buyer may own the structure but cannot directly own Thai land. The land element is normally held through a registered long lease or another lawful structure. Term, renewals, inheritance and resale rights must be explicit in the contract.

Before the next payment

Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.

This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.
