When buying freehold
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

Pre-launch condo by The Title ~700 m from Kata Beach — 130 apartments in a single 7-storey building, construction start announced for Q4 2026, completion estimated end of 2029
The Title FIZZ Kata — condo project, Kata: entry from ~$135,000, from $4,821 per sqm. Beach: Kata, ~700 m / ~7 min on foot — the exact address has not been disclosed by the developer yet. Both freehold and leasehold available. No rental program at this project. Completion: estimated end of 2029 (pre-launch, construction start announced for Q4 2026).
The Title FIZZ Kata is a pre-launch project by Rhom Bho Property PLC (The Title brand) in the Kata Beach area: a single 7-storey building with 130 apartments of 1–3 bedrooms and 28–71 sqm, plus a 129 sqm penthouse. It is the brand’s second site in Kata after the large Katabello, and the business press presents FIZZ exactly that way — a compact 1.1 billion THB follow-up to a successful neighbour, paired with The Title KUARTZ in Karon. The status needs to be stated upfront: there is no project page on the developer’s website, the project does not appear in its list of projects for the first half of 2026, and sales are not officially open. Everything known so far is preliminary agent data at the registration-of-interest stage, and we verify every figure below with the developer before booking.
Kata is one of the beach districts of the west coast south of Patong: calmer than Patong, but with full tourist infrastructure — restaurants, markets, surf schools, the Karon Viewpoint. Kata Beach is about 700 m from the project, roughly seven minutes on foot — closer than Katabello (~800 m) and So Origin Kata (~950 m). The developer has not disclosed the exact address yet, so the distance to the water comes from agent materials; the actual route (Kata is noticeably hilly, and 700 m as the crow flies may turn out to be a climb) will be checked on the master plan as soon as it appears. The airport is about 45 km away, roughly an hour by car: Kata is not for those who fly every week, but for long winter stays and seasonal rentals.
There is no official price list — the developer quotes prices on request. The indicative listing range is 4.5–12.0M THB (~$135,000–360,000): entry is a 28 sqm 1-bedroom from ~4.5M THB, the top of the range is the 129 sqm penthouse. According to preliminary agent data, new buyers at the registration stage are promised a 50,000 THB discount. Calculated on the entry lot, the price per sqm is about 160,000 THB/sqm — practically on par with Katabello, where a studio of the same 28 sqm starts from ~4.62M THB (~165,000 THB/sqm), and in the same league as So Origin Kata (entry from ~$139,089). For comparison, Venus Karon next door, over the ridge, offers 24 sqm studios from ~$101,767 — cheaper by ticket, but it is a project at the final stage with smaller units. The opposite pole of Kata is Kata Rocks with villas from ~$2,300,000: a different segment that FIZZ does not compete with, but which confirms that the district supports both ultra-luxury and the mass investment format.
The payment plan is declared as typical for the lineup: a 100,000 THB booking, then four instalments of 25%, the last at handover. It is a convenient, stretched scheme for the buyer, but with construction starting in Q4 2026 and completion at the end of 2029, the money will be frozen in parts for three years without income. CAM and sinking fund fees are not published — we will request them together with the price list. The developer claims rentals will be managed through a management company, but has published neither a yield forecast nor programme terms: figures like “ROI 8%” that appear on aggregator sites are the platforms’ estimates, not a developer commitment, and we do not use them on this page.
Rhom Bho Property PLC is a listed company (ticker TITLE on the SET), an AssetWise affiliate, with a portfolio of The Title projects across the island: from the completed Legendary in Bang Tao to Katabello under construction in Kata. The brand’s track record is the main argument for looking at FIZZ at such an early stage at all. The risks, however, need to be named directly. First, the stage: the project exists as a press announcement and a registration-of-interest page at agents; there is no public data yet on permits, the EIA or the sales launch date, and the only open project page is marked as AI-generated. Second, the horizon: construction is only planned for Q4 2026, completion is estimated for the end of 2029, and for an off-plan project before construction starts, a schedule slip is a working scenario, not an exception. Third, product uncertainty: facilities, the exact address, the freehold quota and the rental programme terms are undisclosed, which means FIZZ can so far be compared with its neighbours only by price per sqm and distance to the beach. On the same scale, a plus: 130 apartments versus 760 at Katabello — competition for tenants inside the complex will be noticeably lower, and a compact building by the same beach is usually easier to rent out and resell.
As an agency we work at the developer’s price list, and at the pre-launch stage our role is not to sell but to secure a place in the queue and filter the information: we register interest in specific layouts, request from Rhom Bho the official price list, the master plan with the address, the freehold and instalment terms, the land documents and the EIA status — and only then compare FIZZ with Katabello and So Origin Kata on economics rather than renderings. The 50,000 THB discount and other first-buyer terms are checked in the booking agreement, not by word of mouth. If the project turns out weaker than its neighbours after the checks, we will say so before any deposit.

Our catalog currently tracks 9 projects in Kata; new-build entry level here: from ~$89,790. The Title FIZZ Kata’s entry price is about 15% below the district median — one of the most affordable starts in the area.
The median is calculated from the “from” prices of all catalog projects in the district and refreshes with every update.
Neighbours are picked by the same property type and the closest entry price in the same area — the projects our buyers actually shortlist against each other. Figures recalculate with every catalogue update.

The developer information in this listing states: freehold / leasehold (to be confirmed). This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.
Leasehold is registered as a long-term lease. The review covers the term, renewals, assignment, inheritance, early termination and the landowner’s obligation to register the transaction.
Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.
This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.
Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.

Rhom Bho Property PLC (ticker TITLE on the SET), an AssetWise affiliate — the same developer as Katabello, Legendary and the rest of The Title lineup in Phuket. The business press announced FIZZ as a 1.1 billion THB follow-up to Katabello; the developer’s website has no project page yet.
Estimated end of 2029; construction start is announced for Q4 2026. The project is at the pre-launch stage, so both dates are preliminary — we will confirm them with the developer before booking.
About 700 m — roughly 7 minutes on foot, according to preliminary agent data. The developer has not disclosed the exact address yet; we will check the actual route and elevation on the master plan and on site.
The ownership form for FIZZ has not been disclosed yet. In Thai condominiums the foreign freehold quota is 49% of the area by law, the rest is leasehold; we will confirm the status of the specific unit before any deposit.
The developer has not published a yield forecast and has not described a rental programme — only management of rentals through a management company is claimed. Figures like “ROI 8%” on aggregator sites are the platforms’ own estimates, not a developer commitment, and we do not use them in our calculations.
In scale and stage: FIZZ is 130 apartments in one building at the pre-launch stage with completion estimated for the end of 2029, while Katabello is 760 units in 8 buildings, already under construction with completion estimated in 2027. FIZZ claims ~700 m to the beach versus ~800 m at Katabello, and the price per sqm on the entry lot is comparable (~160,000 versus ~165,000 THB/sqm).
Yes, with no restrictions: this project has no managed rental program, so the unit is yours year-round.
There is no income commitment — the project has no rental program. The unit is let privately or through an outside management company.
Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
