Tabien Baan (house book) — what it means

The Tabien Baan is the address registration book. The yellow book (Tor Ror 13) can be issued to a foreigner and simplifies daily procedures: driving licence, banking, some transactions. It is not an ownership document.

The blue book and the yellow book

The Tabien Baan is the address registration book kept by district registration offices. The blue book (Tor Ror 14) is issued to Thai citizens and permanent residents; the yellow book (Tor Ror 13) to foreigners living at the address. Both record the fact of registration at an address — not ownership of the property.

Why a foreigner wants the yellow book

The yellow book serves as official proof of address: with it, it is easier to get a Thai driving licence, open a bank account, obtain the pink foreigner ID card and complete various procedures without letters from immigration. It is issued at the district office (amphoe) where the property is located; the document requirements and practice vary from district to district.

How this works with us

After unit handover we walk owners through obtaining the yellow book at the local amphoe: which documents to prepare, where to arrange translations and certifications. For clients it is usually a one-off procedure after getting the keys — alongside opening a bank account and connecting utilities.

Frequently asked questions

Does the Tabien Baan prove ownership?

No. It is a book of registration at an address; ownership is proven by the title deed and the record at the Land Department.

Is a foreigner required to get the yellow book?

No, it is voluntary. But it simplifies everyday matters — from a driving licence to banking and certain registration procedures.
