A large 449-unit condo complex 1 km from Karon beach
EverPrime — condo project, Karon: entry from ~$121,696. Beach: Karon, ~1 km. Both freehold and leasehold available. No rental program at this project. Completion: Q1 2028.
EverPrime is a large condo complex of 449 units across four 8-storey towers from developer Able Land, which has worked on the island since 2019. The project sits about a kilometer from Karon beach and 900 meters from Kata — a rare location where two beaches are within walking distance at once.
Karon is about 1 km away, Kata about 900 m — both beaches are genuinely walkable in 10–15 minutes or a couple of minutes by scooter. Big Buddha and the district’s shopping malls are another 10–15 minutes by car. In the same Karon district, our catalog also has Utopia Karon — a complex with a more accessible entry (from ~$90,793), but without comparable scale or amenity offering.
Entry into the project starts from ~$121,696, with a wide layout range: from 1-bedroom units of 51–59 sqm (city or sea view) to 3-bedroom units of 178–188 sqm. EverPrime’s key differentiator from its price-comparable neighbors is amenity density: a rooftop pool with a panoramic sea view, a golf simulator, a squash court, a spa with Thai massage and sauna, coworking space, and even its own 24/7 supermarket. Confirmed owner costs include a CAM fee of around 50 THB/sqm a month and a one-time sinking fund of around 1,000 THB/sqm. At the same time, the developer does not publish an official rental program with a fixed yield — unlike many off-plan competitors on the island, there’s no stated annual percentage here, and that’s worth factoring into any payback calculation.
The project is at the off-plan stage with a completion benchmark of early 2028 — estimates vary between sources, which is typical for large multi-tower complexes at an early construction stage. Able Land is a relatively young player on the island: the company has been on the market since 2019, and EverPrime is its most visible publicly known project, without a long history of completed assets to lean on. The scale of 449 units is both an advantage (rich infrastructure, economies of scale) and a risk: with strong demand for the views and amenities, load on common areas in peak season will be noticeable.
Who it fits: a buyer who values developed infrastructure and walking access to two beaches at once more than a guaranteed yield or a long developer track record. Those for whom a transparent rental program with a fixed percentage matters should look at other off-plan projects on the island where it’s explicitly stated. As an agency, when reserving a unit at EverPrime we always confirm with the developer the current construction schedule for the specific tower and the real management terms after handover — for a project of this scale, that’s especially important to verify in advance.

The developer information in this listing states: freehold / leasehold — option to upgrade to freehold for an extra fee. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.
Leasehold is registered as a long-term lease. The review covers the term, renewals, assignment, inheritance, early termination and the landowner’s obligation to register the transaction.
Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.
This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.
Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.
