When buying freehold
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.

Pre-launch condo by The Title ~400 m from Karon beach — 189 units in two buildings, 1–2 bedrooms, completion estimated Q1 2029
The Title KUARTZ Karon — condo project, Karon: entry from ~$123,000, from $3,880 per sqm. Beach: Karon, ~400 m · ~5 min on foot. Both freehold and leasehold available. No rental program at this project. Completion: estimated Q1 2029 (pre-launch, EIA expected in October 2026).
The Title KUARTZ Karon is a new project in The Title lineup by listed developer Rhom Bho Property PLC on Karon beach — and one of two cards in our catalogue at the pre-launch stage (the other is The Title FIZZ in Kata): the developer is currently only collecting registrations of interest. The project is not on The Title website or in the SET project list for the first half of 2026. Everything below is preliminary data from agency presentations; until the environmental impact assessment (EIA) is granted, the timeline, unit mix and prices may change, and we say so plainly. The plan calls for 189 units in two 7-floor buildings on a ~4,412.8 sqm plot, with a preliminary entry price of 4.1M THB ($123,000) for a 1-bedroom apartment.
The project’s main argument is distance to the water: about 400 m to Karon beach, roughly a 5-minute walk. For The Title brand this is rare: the lineup’s large Bang Tao projects (Heritage, Sierra) sit ~2 km from the sea and sell on internal amenities rather than the beach; the closest in spirit, Katabello near Kata, is ~800 m away. Karon itself is one of the longest beaches on the west coast, quieter than Patong, with established infrastructure for longer stays: restaurants, markets, surf schools in season. Demand for 1–2-bedroom apartments near the beach here is steady, as shown by catalogue neighbours Venus Karon ~900 m from the water and Hennessy Residence ~500 m away.
There is no exact plot address yet — and for 400 metres in Karon that matters: between the shoreline and the hills there are flat blocks, plots with a noticeable slope, and a busy road. Sea views are not claimed in the materials, so we do not set the sea-view flag. We will assess the specific site — noise, terrain, the route to the beach — on the map as soon as the developer publishes the location.
The unit mix has no studios, which is also unusual for The Title: 1-bedrooms of 31.7–37.9 sqm at ~4.11–4.93M THB, 1-bedroom Plus units of 45–47.8 sqm at ~5.84–6.21M THB, 2-bedrooms of 56.6–62.7 sqm at ~7.34–8.15M THB, 2-bedroom penthouses of 69.5 sqm at ~9.02–9.04M THB, and 2-bedroom Plus penthouses of 89.2–97.2 sqm at 11.58–12.64M THB. Do the maths and the price per sqm is almost identical across all types — around 130,000 THB/sqm ($3,900): the penthouses carry no floor or terrace premium in this list. That is what a “flat” registration-of-interest price list looks like; at the official launch it is reasonable to expect differentiation by floor and view, which makes the current figures more of a lower bound.
For comparison across the area and the brand: The Title Katabello near Kata sells a 28 sqm studio from ~4.62M THB — around 165,000 THB/sqm; Venus Karon sells a 24 sqm studio from ~$101,767, around $4,240 per sqm; Hennessy Residence sells 1-bedrooms of 46 sqm and up from ~$278,484, over $6,000 per sqm. KUARTZ is cheaper than all three per square metre, but loses to Venus on the entry ticket: the smallest unit here is a 31.7 sqm 1-bedroom, not a 24 sqm studio. For an owner-occupier that is a plus (no micro-format); for an investor with a budget under $110,000 it is a minus.
Payment: a 100,000 THB booking, 25% within a month, a second instalment after 6 months, a third during construction, and the balance at handover, with no interest on the instalment plan. Compared with The Title’s usual “25% contract + 3×25% at milestones + 25% handover” scheme, money goes in more slowly and the horizon to handover is longer — until Q1 2029. Tenure is not disclosed: the brand normally offers the 49% freehold quota for foreigners plus leasehold, but for KUARTZ we confirm this with the developer. There is no rental programme and the developer gives no yield forecast; the CAM fee and sinking fund are unpublished — these three points get closed at the official sales launch.
Rhom Bho Property PLC is a listed developer (ticker TITLE) with 19 projects and more than 6,000 units in completed and under-construction complexes per SET filings for 2026; The Title is one of the most recognisable brands in the island’s condo segment. But KUARTZ specifically does not yet appear in the company’s public pipeline, and that is the main thing to understand about the stage. The timeline is preliminary: EIA — October 2026, construction start — Q2 2027, handover — Q1 2029. None of these milestones has been reached: registration of interest is running ahead of the environmental assessment, and from there to the first concrete is another half a year.
What follows from this. First, until the EIA the project may change in its details — number of floors, unit count, layouts — and the price list with it. Second, there is effectively one open source on the project, an agency one, and we treat its figures as preliminary. Third, 23 declared amenities — from a 25-metre pool and a sky pool to a pet park and a cinema room — spread across 189 owners mean a heavy load on the common fund: the CAM fee per sqm here is likely to be higher than in the brand’s large projects, although there is no figure yet. The upsides of the stage are real too: registering interest commits you to nothing, and pre-launch has historically given the lowest entry price in this developer’s projects.
As an agency we work off the developer’s price list: when The Title opens official sales of KUARTZ, we will check the final unit mix and prices against the preliminary ones, confirm the tenure and the remaining freehold quota, request the exact address and EIA status — and compare the economics of the chosen unit with the already-under-construction The Title Katabello and the Karon neighbours approaching handover, so that a decision on an early booking rests on numbers rather than on a presentation’s promises.

The developer information in this listing states: freehold / leasehold (to be confirmed) — The Title normally offers the 49% freehold quota plus leasehold; we confirm the tenure with the developer. This is the project-level starting point, not a legal opinion on a particular unit. The contract, title, foreign quota and seller authority must be verified before reservation.
A foreign-quota condominium is registered in the buyer’s name. Purchase funds must enter Thailand with the correct purpose so the receiving bank can issue the foreign-exchange evidence used at the Land Office.
Leasehold is registered as a long-term lease. The review covers the term, renewals, assignment, inheritance, early termination and the landowner’s obligation to register the transaction.
Verify the receiving legal entity, construction milestone, payment trigger, delay remedies and the documents the seller must deliver for registration.
This is general information. Structure and taxes depend on the unit, seller and contract; an independent Thai lawyer should complete the final review.
Indicative estimate: yield and the rental model depend on the project, unit and management program. Request an exact projection for a specific unit.

Rhom Bho Property PLC — a listed Thai developer (ticker TITLE) behind The Title brand in Phuket, with 19 projects in its portfolio per SET filings for 2026. That said, KUARTZ does not yet appear on the brand’s website or in the SET project list for the first half of 2026 — this is the earliest stage of a project’s life.
Estimated Q1 2029. The timeline is preliminary: the environmental impact assessment (EIA) is expected in October 2026 and construction start in Q2 2027. Until the EIA is granted, dates and prices may change — we confirm the date with the developer before booking.
About 400 m — roughly 5 minutes on foot. The developer has not yet disclosed the exact plot address, so we will check the route and terrain to the beach on the map as soon as the official location is published.
Tenure is not disclosed in the preliminary materials. The Title projects normally come with the 49% freehold quota for foreigners, the rest as leasehold; for KUARTZ we confirm this with the developer at the sales launch, before any booking deposit.
The developer offers no rental programme or pool and publishes no yield forecast. Yield estimates found on agency websites are the agents’ own calculations, not a developer obligation; we do not rely on them and model the rental economics for a specific unit separately.
Katabello is a large 760-unit project ~800 m from Kata beach with completion estimated in 2027 and a price per sqm of around 165,000 THB. KUARTZ is an intimate 189 units ~400 m from Karon at around 130,000 THB per sqm, but handover is two years later and the stage is much earlier: Katabello is already selling and under construction, KUARTZ still has no EIA.
Yes, with no restrictions: this project has no managed rental program, so the unit is yours year-round.
There is no income commitment — the project has no rental program. The unit is let privately or through an outside management company.
Funds arrive from abroad in foreign currency and the Thai bank issues an FET form. Without it the Land Department will not register freehold to a foreigner, so we agree the amount and payment reference in advance.
