A Chanote (Nor Sor 4 Jor) is the highest form of land title in Thailand: GPS-surveyed boundaries and full ownership rights. It is the title to verify before buying a villa or land; lower-grade titles carry more risk.

How a Chanote differs from other titles

The Chanote (Nor Sor 4 Jor) sits at the top of Thailand’s hierarchy of land documents: the plot’s boundaries are tied to the national survey grid, and ownership is full and freely registrable. The titles below it — Nor Sor 3 Gor and Nor Sor 3 — also confirm rights, but with less precise boundaries, so deals involving them call for surveying and deeper checks.

How a Chanote is verified before a deal

Verification runs through the Land Department: a current title extract, confirmation that the seller matches the registered owner, encumbrances — mortgages, servitudes, leases, usufructs — and the history of ownership transfers. The seller’s copy of the Chanote is compared against the department’s records: looking only at the paper in the seller’s hands is not enough.
