CAM fee (common area fee) — what it means
The CAM fee is the monthly charge for maintaining common areas: security, cleaning, pools, gym. It is calculated per square metre; in new Phuket projects it runs about 60–90 THB/m² per month.
What the CAM fee covers
The Condominium Act obliges co-owners to fund the upkeep of the common property in proportion to their share. The juristic person approves the rate per square metre of unit area per month; the money pays for security, cleaning, pools, the gym, building insurance and routine repairs. Non-payers accrue penalties, and arrears block registration of the unit’s resale.
What the buyer should check
In a new build — the CAM rate and its revision mechanism in the contract, plus what the fee includes and what is billed separately. On a resale — that the seller has no arrears: a debt-free certificate from the juristic person is needed to register the transfer of title. For an investment unit, CAM goes into the net-yield calculation.
