Anchan Mountain Breeze is an off-plan project by Pearl Island Property Co., Ltd., active in the Phuket market since 2007 under the Anchan Villas brand. It’s one of the newer phases in the brand’s portfolio, which also includes the already-completed Anchan Tropicana and several neighbouring projects in Thep Krasattri — Anchan Flora, Anchan Indigo, Anchan Burgundy. Over 18 years on the island, the company has delivered more than 250 villas and picked up several industry awards, including Thailand Property Awards and Dot Property Thailand Awards.
The location is inland, in Thep Krasattri, at the foot of the hills away from the coastal strip, in the Thalang district — the administrative center of northern Phuket, home to the Two Heroines Monument, the Thalang National Museum, and the entrance to Khao Phra Thaeo National Park. Unlike touristy Bang Tao and Layan, this is first and foremost a location for permanent living — with a solid road network but no beach promenade nearby. The nearest beaches are Layan and Bang Tao, about 11–12 km and 15–20 minutes by car; there’s no realistic walk to the sea. In exchange, buyers get quiet, green surroundings, a 270-degree panorama of the Khao Phra Thaeo Wildlife Sanctuary hills, and plots that simply don’t exist at this price on the beachfront.
Entry pricing starts from ~$1,042,619 for the 3-bedroom Luxury Villa. The 4-bedroom layouts are priced in baht — from ~฿36M for the Luxury Villa and from ~฿45.5M for the Grand Luxury Villa — so we don’t translate those figures directly and recommend checking the rate at the time of the deal. The average price per square meter runs well above the entry level — a premium for the more spacious upper-segment layouts.
Both freehold and leasehold are available on the same site; the projected rental yield is ~7% per year — a benchmark, not a confirmed track record for specific villas: actual occupancy data should be requested from the management company separately. Known operating costs include a CAM fee of about 12–18 THB per sqm of plot per year, paid one year in advance; pool and garden cleaning are billed separately, on top of that.
Sales launched in June 2023. The project is planned at 88 villas across three layouts on roughly 96,000 sqm (60 rai). The most affordable layout is the 3-bedroom Luxury Villa at 473 sqm with a 674–755 sqm plot; the two 4-bedroom versions, Luxury (529 sqm) and Grand Luxury (709 sqm), sit on more generous plots — up to 1,325 sqm. That’s noticeably larger than comparable houses at beachfront competitors, and it’s one of the main arguments for the project if you’re after a villa with an actual garden rather than a townhouse with a pool at minimum setback.
The developer is separately recognized for industry awards: Best Villa Development (Phuket) in 2012 and 2013, Best Housing Development (Phuket) at the 2019 Thailand Property Awards, and Best Developer Phuket at the 2022 Dot Property Thailand Awards. For an off-plan buyer, an award history isn’t a guarantee, but it’s indirect confirmation that the brand’s earlier phases (Anchan Villas, Anchan Tropicana, and others) were actually delivered rather than left half-finished.
The project is under construction, with handover estimated Q2 2026 — the estimate extrapolates from the June 2023 sales launch and the typical build cycle for a villa of this class (10–24 months, averaging about a year). For off-plan in this price bracket, that’s a standard risk: part of the sum is paid at the foundation stage, and the actual handover date can shift — normal practice on the island, but worth factoring into the plan rather than treating the date as guaranteed.
