Ayana Villas is a collection of 3–6-bedroom villas in the Si Sunthon foothills (Thalang), from the same developer as the neighboring AYANA Heights Seaview Residence near Layan — T.H. Group Phuket Co., Ltd. Unlike the coastal projects on the island’s north, the bet here isn’t proximity to the water but price: entry from ~$806,500 for a 350.9 sqm villa is noticeably lower than comparably sized beachfront villas in Bang Tao or Layan.
Location is the key point worth stating honestly. The project is sometimes associated with “Bang Tao,” but it actually sits in Si Sunthon, roughly 9.5 km and 20 minutes by car from Bang Tao beach (about 30-35 minutes from HKT airport) — a different pricing and rental reality from the coastal strip. Every villa comes with a private pool and a spacious terrace behind gated, guarded grounds with parking; the master plan does not include shared resort infrastructure like a gym or restaurants.
The project’s economics look straightforward: per the developer’s price list, the price per sqm runs ~76,800–119,300 THB (roughly $2,300–3,570), noticeably below the per-sqm price of beachfront villas of the same class. The lineup rises from 3-bedroom 350.9–355.4 sqm villas at $806,500 to flagship 5–6-bedroom 691–731 sqm villas at $2.47M — a wide range for different budgets, from a compact family villa to a house for a large family or for renting out in several blocks. Ownership follows the island’s standard leasehold scheme — 30 years with two extensions (effectively up to 90 years) for foreigners, or freehold via a Thai legal structure. The stated rental program relies on a partner visa product (long-term rental from one year at a rate from 85,000 THB/month) — this is not a classic hotel pool with a projected yield, and it should be understood in that context.
The master plan lists 84 villas; the project also appears on the market as “AYANA Soluna Villas,” which points to a concept revision. We request the current master plan and exact villa count from the developer before a deal.
